Permits have been issued for the construction of two side-by-side multi-family structures located at 2413 and 2415 North 7th Street in North Philadelphia East. Upon completion, each building will rise three stories tall, with a roof deck accessed via a pilot house. Five residential units will be located in each building, for a combined total of ten. Each building will hold 4,464 square feet of space, and cost $250,000 to build.

Exterior work is nearing completion at 1868 Frankford Avenue, a five-story, 21-unit mixed-use development rising in Fishtown, Kensington. The new building will feature an approximately 5,500-square-foot retail space on the ground floor, with residential space will be situated above. The project is proceeding as-of-right due to the planned fresh food market on the ground floor, which allows for a height and density bonus.

Permits have been issued for the construction of four multi-family residential buildings on the 2400 block of Mutter Street, in West Kensington. The four buildings will be located at 2412, 2414, 2444, and 2446 Mutter Street and will hold a combined total of eight units.

Permits have been issued for the construction of a three-unit mixed-use building at 1601 Frankford Avenue in Fishtown, Kensington. Upon completion, the new building will rise three stories tall and will feature a commercial space on the ground floor. The upper floors will hold residential space. The structure will include a cellar and a roof deck. In total, the building will hold 7,659 square feet of space. Construction costs estimated at $1.15 million.

Designed by M Architects and developed by the Stamm Development Group, the structure rises four stories and contains five luxury condos totaling a combined 5,600 square feet of space.

The final of a trio of permits has been issued for a six-unit multi-family building at 3845 North Broad Street in Hunting Park, North Philadelphia. Upon completion, the structure will rise three stories tall. In total, the structure will hold 5,275 square feet of space, with construction costs estimated at $705,000.

Permits have been issued for 2401 Washington Avenue, Building A, part of the Innovator Village development in Graduate Hospital, South Philadelphia. Upon completion, the development will rise four stories tall and will feature 28 residential units as well as a parking garage. In total, the building will hold 25,264 square feet of space, with construction costs estimated at $3.2 million. The building shares its address with Innovator Village, an under-construction development that brings 82 residential units to the area, many of which have already been sold.

When completed, the building will rise three stories tall and will feature a roof deck with a pilot house. Exterior Work Progresses at The Block At SoNo in Northern Liberties

Construction work is making rapid progress on The Block at SoNo (also known as SoNo and SoNo Apartments), a 49-unit mixed-use development located at 456 North 5th Street in Northern Liberties. Designed by ISA Architects, the building stands four stories tall, with three commercial spaces on the ground floor, of which one will face North 5th Street, while the other two will open onto the parking lot at the building’s rear. The upper floors will hold residential units.

Construction Equipment Arrives at One Dock Street in Society Hill, Center City

Construction equipment has arrived at the site of One Dock Street, a 374-foot-tall, 31-story high-rise proposed in Society Hill, Center City. Designed by BLT Architects, the tower will contain 272 residential units and will be connected to the existing four-story Marriot Hotel. Amenities will include a roof deck and a roof-top pool. In total, the tower will hold 288,997 square feet of space.
