Excavation is underway for a multi-family building at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia. Designed by JKRP Architects, the building will rise four stories tall and will house 69 residential units. The ground floor will hold a mail room, lobby, and bike storage space. In total the structure will contain 51,410 square feet of space. There will be no parking space incorporated with the project.

There will be seven parking spaces included with the project, all off-street, with once listed as an accessible space. Façade work is nearing completion at 1422 Point Breeze Avenue in Point Breeze, South Philadelphia. The building rises four stories tall, with a roof deck at the top. There are 42 residential units within the property, as well as retail space on the ground floor. JKRP Architects handled the design work for the project, with OCF Realty as the developer.

Site prep activity is starting to make headway at an 11-townhouse development at 244-58 North 2nd Street in Old City. Each of these homes is expected to rise four stories tall. The homes will include roof decks, cellars, and parking for two cars, the latest in a recent influx of mansions added around Center City.

Upon completion, the new building will rise three stories tall, with a roof deck at the top. Permits call for 7,247 square feet of space, a seemingly large volume for a rowhouse-sized lot. Construction costs are listed at $275,000, which also appears low for a structure of this size.

Permits have been issued for two three-story multi-family buildings at 1232 and 1236 West Erie Avenue in Juniata in Upper North Philadelphia. Designed by Parallel Architecture Studio, each building will contain three residential units, for a combined total of six apartments. The structure at 1232 West Erie Avenue will hold 4,167 square feet of space, while the building at 1236 West Erie Avenue will hold 4,381 square feet of space. Both buildings will cost $300,000 to construct, according the permits.

Permits Issued for 1772 North Front Street in Olde Kensington

Permits have been issued for a multi-family renovation and addition to an existing three-story pre-war rowhome at 1772 North Front Street in Olde Kensington. Designed by Lo Design, the project will add additional floor space to the existing structure while the remainder of the space will be renovated. Four apartments will be included in the project, as well as a commercial space on the ground floor facing Front Street. In total, the building will span 7,505 square feet of space, of which 725 square feet will be located within the addition. Construction costs are listed at $1 million.

Permits Issued For 6400-10 Haverford Avenue in Overbrook, West Philadelphia

Permits have been issued for a multi-family renovation of an existing church building at 3600-10 Haverford Avenue in Carroll Park, West Philadelphia. The building stands four stories tall, and will be retrofitted to hold 21 apartments. In total, the structure spans 27,000 square feet of space. Renovation work is estimated at $900,000.

Site Prep Continues For Multi-Family Building at The Promenade at Granite Run in Middletown Township

Site prep work is making progress at the site of a large multi-family building planned at the edge of The Promenade At Granite Run, a mixed-use redevelopment at the site of the former Granite Run Mall in Lima in Middletown Township, PA. No specific renderings or plans have been released for the building, although the structure’s stats have been mentioned in brochures for the shopping center, listing 208 apartments to be added to the property, all set to be apartments. Developed by BET Investments, the structure will include “state-of-the-art virtual fitness clubs, a lavish pool an numerous socially engaging amenities.”
