Permits have been issued for the construction of three mixed-use buildings at 918-80 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by HDO Architecture, the development will feature 462 residential units spread across five buildings, with a sixth structure holding building amenities. Permits were recently issued for Building A, Building B, and Building D. Each will rise seven stories and feature a green roof.

Designed by Kitchen And Associates, the project will include a commercial space and 64 parking spaces, both located on the ground floor, and will feature affordable senior housing. Tester Construction is building the structure.

YIMBY first shared the news of the development back in November, and the latest filings provide new information. The building will contain 12,530 square feet of floor space and will cost an estimated $1,632,000 to build. Two units will feature private roof decks.

The building will stand 11 stories tall and hold 185,279 square feet of office and laboratory space, contributing to the city’s rapidly growing life sciences industry. The tower will likely rise somewhere between 160 and 190 feet tall, high enough to be easily noticeable from its position next to the rail yard and across from the Schuylkill River.

An updated design has been revealed for a six-story, 70-unit development proposed at 1324 West Allegheny Avenue in the Temple University Hospital area in North Philadelphia. Designed by Coscia Moos Architecture, the building will offer a total of 66,631 square feet of space and will feature a 4,438-square-foot commercial space on the ground floor, 17 parking spaces, an a 1,478-square-foot roof deck will be located offering sweeping views of the Philadelphia skyline.
