Renderings Revealed for 949 North Marshall Street in Northern Liberties, North Philadelphia

Renderings have been revealed for a large residential complex with 34 single-family homes proposed at 949 North Marshall Street in Northern LibertiesNorth Philadelphia, near the border with the adjacent Poplar neighborhood. Designed by Gnome Architects, the complex will feature homes rising four stories tall, with variation in designs to ensure that the residences do not look exactly alike. The homes will feature roof decks and rear balconies, with some also including recessed balconies. Each will include a two-car garage, meaning that 68 parking spaces will be situated in the development.

Updated Design Revealed for 6134-46 Wayne Avenue in Morton, Northwest Philadelphia

An updated design has been revealed for 6134-46 Wayne Avenue, a development proposed in MortonNorthwest Philadelphia. Designed by ALMA Architecture, the complex includes the mixture of townhouses and multi-family apartment buildings, all situated next to SEPTA’s Tulpehocken regional rail station. Upon completion, 78 residential units will be included in the development, with 60 in the multi-family building, and the remaining 18 in the two-family townhomes. The project also includes 24 parking spaces and 6,840 square feet of amenity space, with the latter located within the multi-family building.

Permits Issued for 22-Unit Building at 2226-34 North Front Street in Norris Square, North Philadelphia

Permits have been issued for the construction of a 22-unit mixed-use development at 2226-34 North Front Street in Norris SquareNorth Philadelphia. Upon completion, the new building will rise five stories and 55 feet high. A commercial space will be situated on the ground floor and green roof will be located at the pinnacle of the building. The green roof was included in the project to utilize a density bonus that will allow a higher number of residential units. Eight bicycle spaces will also be included in the project. In total, the building will hold 18,277 square feet of space, with construction costs estimated at $2,741,550.

The 70-unit residential building proposed at 31 East Columbia Avenue in Fishtown, Kensington, is going before the Civic Design Review, meaning diagrams and details are available for public viewing. Designed by SITIO Architecture + Urbanism, the building will rise eight stories tall. On the ground floor, 10 parking spaces will be included in the project, as well as 30 bicycle spaces.
