Designed by Ambit Architecture and developed by the Metropolitan Group, the building rises five stories tall with a commercial space on the ground floor, with residential units above. A fresh food market is slated for the retail space.

Permits Issued for 2431 North Hancock Street In West Kensington

Permits have been issued for the construction of a four-unit multi-family structure at 2431 North Hancock Street in West Kensington. Upon completion, the building will rise three stories tall. A roof deck will be situated at the top of the building and will be made accessible via a roof deck access structure. Total floor space within the building will measure 3,917 square feet. According to the permit, construction costs for the project are estimated at $205,000.

Permits Issued for 1620 Sansom Street in Rittenhouse Square, Center City

Just yesterday, YIMBY shared a construction update for 1620 Sansom Street in Rittenhouse Square, Center City, showing that the garage has been fully demolished. Coincidentally, later that same day, commercial building permits were issued for the tower, the last legal hurdle before the tower can rise. Interestingly, based on the permits, the development appeared to have been upgraded with a slightly larger height and additional residential units. While initial proposals stated that the tower would rise 27 stories tall, permits show the number has been increased to 28, with an increase in residential unit count from 298 to 306. Commercial space will still be situated on the ground floor. The permit lists the floor space at 376,500 square feet and construction costs estimated at $73.9 million.

Work Underway at 4442 Ridge Avenue in East Falls, Northwest Philadelphia

Work is underway on 4442 Ridge Avenue, a 136-unit mixed-use development located in East FallsNorthwest Philadelphia. YIMBY first shared the development with readers in January, when permits were issued for the building’s construction. Designed by HDO Architecture, the 174,544-square-foot structure will rise six stories tall, with a commercial space on the ground floor fronting Ridge Avenue. Parking will also be situated on the ground floor with additional spaces to be situated underground.
