222-Unit Tower Revealed at 2300-24 Market Street in Center City West

A 14-story high-rise has been unveiled at 2300-24 Market Street in Center City West. A new tower will rise as a vertical extension atop multiple preexisting structures, which will have their façades preserved. Designed by Tantillo Architecture and developed by Lubert-Adler, the project will add 200 new residential units in the overbuild to the 22 units in the existing buildings. A total of 173,218 square feet of residential space will take up the majority of the structure, as well as 39,855 square feet of office space and 12,048 square feet of space reserved for a future retail or restaurant tenant. The tower will stand around 187 feet tall to the roof, as shown on its Civic Design Review submission. Eight on-site parking spaces and 52 off-site parking spaces will also be included in the project.

A large proposal called The Standard at Philadelphia has been unveiled at 119 South 31st Street in University City, West Philadelphia. Designed by CUBE 3, the development will consist of a 219-foot-tall building standing 17 stories with two underground levels. The project went to the Civic Design Review but still remains somewhat mysterious because of the limited detail provided. No specific number of residential units has been provided, although it will likely be in the hundreds due to the size of the building. Additionally, the project will contain parking, although the number of spaces has also not been confirmed.

Construction is making rapid progress at Innovator Village at 2401 Washington Avenue in Graduate Hospital, South Philadelphia. Upon completion, the development will hold 90 residential units, a mixture of townhomes, duplexes, quadplexes and apartments in a 56-unit mixed-use structure. When YIMBY reported on the development in December, groundbreaking was underway and the project began construction at its prominent location on Washington Avenue.

Construction Progresses at Schuylkill Crossing in Forgotten Bottom, South Philadelphia

Construction is progressing rapidly at a section of the Schuylkill River Trail expansion in Forgotten Bottom, South Philadelphia. The project, called the Schuylkill Crossing, will bring a new bridge over the Schuylkill River to connect the northern and existing portion of the trail to the planned southern phase in West Philadelphia with crossing to the Grays Ferry Crescent Trail. The new bridge will be a renovation of a previously existing railroad round-a-bout bridge. While the center portion of the structure was dismantled in 2018, the edges of the bridge on the eastern and western banks remain and will provide the platform for the new trail.
