Permits have been issued for a scaled-back high-rise proposed at 204 South 12th Street in Washington Square WestCenter City. Designed by Rogers Stirk Harbour + Partners, with Bower Lewis Thrower Architects (aka BLT Architects or BLTa) as the architect of record, and developed by Midwood Investments and Development, the new tower will rise 32 stories tall and feature 378 residential units, as well as 96 parking spaces and 130 bicycle slots. In total, the building will hold 401,870 square feet of space. A commercial component will be located at the ground floor. Construction costs are estimated at $111,729,721.

Permits have been issued for the construction of an eight-story, 63-unit mixed-use building at 31 East Columbia Avenue in Fishtown, Kensington. Designed by SITIO Architecture + Urbanism, the building will feature total 67,342 square feet of floor area, commercial space on the ground floor as well as nine off-street parking spaces will also be included with the project, of which one will be accessible and three reserved for car sharing. A total of 30 bicycle spaces will also be included. Construction costs are estimated at $13,000,000.

Permits Issued for 65-Unit Building at 1201-15 Callowhill Street in Callowhill

Permits have been issued for the construction of a six-story, 65-unit mixed-use building at 1201-15 Callowhill Street in Callowhill. Designed by JKRP Architects, the development will contain 83,667 square feet of residential area. The units will all function as co-living spaces, meaning there will be 239 beds within the structure. The project will also feature a 3,989-square-foot retail component on the ground floor and 8,854 square feet of office and amenity space. A 17,790-square-foot underground garage will hold 41 parking spaces, with two being ADA-compliant and three allocated for electric vehicles, as well as 22 bicycle spaces. Construction costs are estimated at $17.2 million.

Partial permits have been issued for a large multi-family development proposed at 3449 Scotts Lane in East Falls, Northwest Philadelphia. Designed by DesignBlendz and developed by the Stamm Development Group, the complex will contain four multi-family buildings totaling 220 residential units and spanning 190,147 square feet of space. The plan will include 220 accessory parking spaces, with 149 set in an underground garage and 71 on the surface.
