Construction Approaches Halfway Point at 3025 JFK Boulevard in University City, West Philadelphia

A recent site visit by Philly YIMBY has revealed that concrete assembly is nearly at the halfway point at 3025 JFK Boulevard, a 361-foot-tall, 28-story mixed-use tower at 3025 John F. Kennedy Boulevard at University City, West Philadelphia. Designed by the Practice for Architecture and Urbanism and developed by Brandywine Realty Trust, with Hunter Roberts Construction Group as the contractor, the building, also known as Schuylkill Yards West, will span 559,583 square feet, with commercial and laboratory space on the lower floors with 326 residential floors situated above. The building is the first major high-rise to be built as part of the 14-acre Schuylkill Yards megadevelopment. Construction at 3025 JFK Boulevard is expected to cost $180 million.

A recent visit to the Citizens Bank Park stadium in South Philly revealed a stunning change in the Center City and University City skylines, located over three miles away. Designed by EwingCole, with Stranix Associates as the project manager, the arena was built as a replacement of the aging and problematic Veterans Stadium, and was completed on April 3, 2004, with a current capacity of 42,792 seats.

1620 Sansom Street Rises Above Ground In Rittenhouse Square, Center City

The Rittenhouse Square neighborhood is about to welcome another development that will join the Center City skyline. At 1620 Sansom Street, a 315-foot, 26-story tower under construction is on its way to contribute 306 residential units to the neighborhood. The high-rise was designed by Solomon Cordwell Buenz and developed by Southern Land Company, which had also both designed and developed The Laurel Rittenhouse nearing completion nearby. The skyscraper will also have retail space on the ground floor, and will feature fantastic views of the city and Liberty Place.

Permits Issued for 1525 North 7th Street in Ludlow, Lower North Philadelphia

Permits have been issued for the construction of a four-story, six-unit apartment building at 1525 North 7th Street in Ludlow, Lower North Philadelphia. The structure will replace a vacant lot on the east side of the block between Jefferson and West Oxford streets. Designed by Plato Marinakos of Plato Studio, the building will span 10,162 square feet and feature a cellar and a roof deck. Prestige Design appears to be both the owner and contractor, with permits listing Prestige Design on Germantown as the owner of the site and Ofir Komerian of Prestige Design on Girard as the contractor. Construction costs are specified at $260,000.

A recent site visit by Philadelphia YIMBY has documented that construction is nearly complete at K House, a four-story single-family townhouse at 1355-57 Kater Street (alternately 1355-1357 Kater Street) in Hawthorne, South Philadelphia. The structure replaces a pair of rowhouses on the north side of the block between South Clarion and South Broad streets. Designed by Moto Designshop, the development spans 4,700 square feet and will feature a cellar, a roof deck, and parking for two cars. Permits list Made Construction as the contractor.
