In contrast to smaller developments, major skyscraper projects are backed by large teams, which include promotion staff and sales galleries that are open to the public, many with physical models of the building exterior and interiors. Arthaus is a 542-foot-tll condominium under construction at 311 South Broad Street in Center City. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, the tower rises 47 stories and will include 108 residential units, with leasing currently underway. In this publication, Philadelphia YIMBY takes a look at a physical model of the skyscraper, which stands at the sales gallery located at the northeast corner of the ground floor of the Symphony House.

Permits have been issued for the construction of a 15-unit mixed-use building at 2401-05 Frankford Avenue in Fishtown, Kensington. Designed by Ambit Architecture, the building will rise four stories tall. A commercial space will be situated on the ground floor, with residential units situated above, topped with a green roof. Decks will also be included on the third and fourth floors, as well as five bicycle spaces for building residents. In total, the building will hold 14,560 square feet of space and cost an estimated $2.05 million to build. Grit Construction is handling the contractor work.

The building is projected to rise four stories tall, with a commercial space to be located on the ground floor and residential units above. The building will also feature a roof deck. Permits have been issued for the construction of a pair of multi-family buildings at 2108 and 2110 North Marshall Street in North Philadelphia East near Temple University. Each building will rise three stories and will contain three residential units, with a total of six new apartments. Each will span a ground footprint of 954 square feet and will contain 2,862 square feet of interior space, translating to an average of 954 square feet per apartment. Both buildings will feature full sprinkling and roof decks, which promise to provide sweeping skyline views due to a lack of significant nearby obstructions. The permits are the latest in a series of recent development announcements for the North Central Philadelphia district that was hit particularly hard by depopulation and demolitions in the postwar period.

The second and third floors will be refitted to accommodate four residential units, while the existing retail space on the ground floor to remain. The renovation cost is listed at $350,000.

Permits have been issued for the construction of a three-story, three-unit multi-family building at 2218 North Marshall Street in North Philadelphia East. The structure will replace a vacant lot on the west side of the block between West Susquehanna Avenue and Germantown Avenue. The building will rise from an 853-square-foot footprint and will contain 2,591 square feet of interior space, which translates to an average of around 864 square feet per apartment. The project will feature full sprinkling and a roof deck, which will offer sweeping views in most directions, as the structure will stand largely unobstructed (at least for the time being).
