Construction work is starting to make progress at 2616 South 18th Street in Girard Estates, South Philadelphia, where a new townhouse complex will soon rise. Designed by Designblendz, the complex will feature two rows of homes. Each house will stand three stories tall and have approximately two surface parking spaces bordering a drive aisle that separates the homes. Construction Rises Above Ground at 139 North 23rd Street in Logan Square, Center City

Construction work is making steady progress at 139 North 23rd Street, a large multi-family development in Logan Square, Center City. Designed by Solomon Cordwell Buenz and developed by PMC Property Group, the building will rise four stories tall and hold 115 apartments. Green roof and mixed-income bonuses allowed the project to reach its full density, which total 122,576 square feet. A below-grade garage will bring space for 42 vehicles. In total, permits estimate construction to cost $35 million.

Construction Nearly Complete at 1868-74 Frankford Avenue in Fishtown

Construction work is largely finished at a five-story, 21-unit mixed-use building at 1868-74 Frankford Avenue in Fishtown, Kensington. The building rises on a lot bound by Frankford Avenue to the east, East Norris Street to the north, and Blair Street to the west. Designed by Paul Drzal, the structure spans 42,000 square feet and offers a ground-level fresh market and adjacent retail space (which also extends to the cellar), elevator service, full sprinkling, and eight off-street bicycle parking spaces. Permits list Bridesburg Properties LLC as the owner and Your Best Choice Construction LLC as the contractor. The construction cost is specified at $850,000.

Facade Work Underway on Townhouse Complex at 710-20 Montrose Street in Bella Vista, South Philadelphia

Façade installation is making progress on a townhouse complex rising at 710-20 Montrose Street in Bella Vista, South Philadelphia. In total, the development is bringing five new homes to the block. The development rises at the corner of Beulah Street next to the St. Mary Magdalen de Pazzi Church, on a plot owned by the Archdiocese of Philadelphia. Each one of these homes will rise four stories tall, and hold just over 3,000 square feet of space.

Permits Issued For 3314 Fairmount Avenue In Mantua, West Philadelphia

Permits have been issued for the construction of a mixed-use development at 3314 Fairmount Avenue in Mantua, West Philadelphia. Designed by KCA Design Associates, the new building will stand six stories tall, with multiple commercial spaces on the ground floor. The remainder of the building will hold 90 residential units, all apartments. There will also be 16 parking spaces included within the structure. In total, there will be 82,764 square feet of space, and construction costs are estimated at $12 million.

YIMBY Shares Rental Unit Layouts at Riverwalk at 60 North 23rd Street in Center City West

In a recent publication, Philadelphia YIMBY shared an overview of Riverwalk, also known as Riverwalk Philly, a mixed-use development at 60 North 23rd Street in Center City West (alternately Logan Square). Designed by Gensler and developed and built by the PMC Property Group, the project consists of two towers that will hold a total of 711 rental units. The 315-foot-tall, 28-story, 331-unit Riverwalk North is already open for residents, while the slightly larger, 362-foot-tall, 32-story, 380-unit Riverwalk South is still under construction. Eight-Unit Renovation Nearly Complete at 2653-61 Salmon Street in Olde Richmond, Kensington

An eight-unit renovation project is nearing completion at 2653-61 Salmon Street in Olde Richmond, Kensington. The project is situated on a through-block lot on the block between East Huntingdon Street and East Lehigh Street, across from the elevated Interstate 95. Designed by Kore Design Architecture, the project converts a single-story, 21-foot-tall warehouse into a two-story, eight-unit apartment building by inserting a new floor plate, interior partitions, and stair banks. Philadelphia YIMBY’s recent site visit revealed that construction is nearing completion, with new door and window apertures have been cut into the largely windowless exterior and private roof decks added to the pinnacle. Permits list Salmon Street Holdings LLC as the owner, Metropolitan Contracting as the contractor, and a construction cost of $900,000.

Construction Imminent at 453-Unit Building at 2621-67 Frankford Avenue in East Kensington

Last November, permits were issued for the construction of a six-story, 453-unit apartment building at 2621-67 Frankford Avenue in East Kensington. Three months later, Philadelphia YIMBY visits the site to find that demolition has not yet commenced at the property, although the sprawling property, most of which consists of a dilapidated surface lot, sits abandoned and appears ready for imminent demolition and subsequent construction. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), with Turn Key Realty LLC as the contractor, the massive structure will hold 412,703 square feet of space. Permits list the construction cost at $72 million.

Excavation Underway at 36-38 South 2nd Street in Old City

Construction is beginning to make progress at 36-38 South 2nd Street, site of a future mixed-use development in the Old City section of Center City. Designed by CANNOdesign, the building will stand seven stories tall, an appropriate height for Old City. Commercial space will sit on the ground floor and 61 residential units will be located above. The building will hold 51,623 square feet of space and include a roof deck. Tester Construction is the contractor behind the project. Construction costs are estimated at $10.5 million.

Completion Approaches at 3045-51 Richmond Street in Port Richmond, Kensington

Philadelphia YIMBY’s recent site visit has revealed that construction work is nearly complete at a five-story, 28-unit apartment building underway at 3045-51 Richmond Street in Port Richmond, Kensington. Developed by Fifth Realty, the Neo-Industrial-styled structure rises on the southeast side of the block between Elkhart Street and East Clearfield Street. The substantially large structure spans 37,807 square feet of interior space, which will include 12 one-bedroom and 16 two-bedroom units. Features include full sprinkling and a ground-level garage for 22 cars. Permits list Lonny Rossman as the design professional and TBC LLC as the contractor. The construction cost is specified at $4.25 million.
