Permits have been issued for the construction of a four-story, 76-unit multi-family building located at 4701-15 Kingsessing Avenue in Squirrel Hill, West Philadelphia. Designed by JKRP Architects, the development will include 55 parking spaces, two of which will be ADA accessible and van accessible, as well as one reserved for car sharing. These will be added to a lot already containing 21 spaces. The project will also include 26 bicycle spaces.

Permits have been issued for the construction of a five-story building at 2149-73 East Rush Street in Port Richmond, Kensington. Designed by Designblendz (with the firm’s Scott Woodruff listed as the architect), the building will feature 72 residential units as well as artist studios (likely ten in total, given that the building’s total “unit count” is listed at 82) and parking. The structure, also known under the shortened address of 2149 East Rush Street, will span a 19,878-square-foot footprint and offer 81,317 square feet of fully-sprinkled interior space. Permits list PBSDS Holdings LLC as the owner and Liberty Star Management Inc. as the contractor. Construction costs are specified at $10 million.

Designed by OOMBRA Architects, the building will contain 42,100 square feet of interior space (of which 2,497 square feet will be commercial), a roof deck, and 20 parking spaces. Permits list Wells Fargo Bank as the owner (as suggested by the imagery on the renderings) and Reed St. Builders LLC as the contractor. Construction costs are specified at $9.25 million.

Permits have been issued for the construction of a six-story, 42-unit residential building at 879-85 North 40th Street (Parcel C) in Belmont, West Philadelphia. The structure will rise on the east side of the block between Ogden Street and Westminster Avenue. The building will span a footprint of around 6,000 square feet and hold 37,710 square feet of residential space, lending an average of just below 900 square feet per apartment. Permits specify Francesco Zampetti as the designer and Haveerford SQ GC LLC as the contractor. Construction costs are listed at $2 million.

The 13th place on Philly YIMBY’s December 2021 Development Countdown goes to Mural West, a 363-foot-tall mixed-use high-rise planned at 523 North Broad Street in Poplar, Lower North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will provide office, retail, and commercial/medical space, as well as more than 200 residential units. The project will also include public plaza next to the eponymous mural, as well as amenities such as a roof deck with potential restaurant space. The tower will bring a dramatic skyline change to lower North Broad Street, where many large developments are underway and proposed.

The 14th place on Philly YIMBY’s December 2021 Development Countdown goes to Riverwalk South, a 362-foot-tall, 32-story high-rise under construction at 60 North 23rd Street in Center City West. Designed by Gensler and developed by the PMC Property Group, the building stands next to the Schuylkill River and is part of the two-towered Riverwalk complex. The development is part of a new hub of high-rise buildings underway along and near Market Street.

Permits have been issued for the construction of The Royale, a 77-unit multi-family building proposed at 6910 Ridge Avenue in Roxborough, Northwest Philadelphia. The building will rise four stories tall, and will offer parking and a roof deck and green roof will be situated atop the building. Designed by M Architects and developed by Stamm Development Group, with Tester Construction as the contractor, the structure will contain 70,996 square feet of space. Construction costs are estimated at $14 million.

The building will rise five stories tall, and will have 13 parking spaces included within the project. In total, the project will hold 41,179 square feet of space within the building. The development will provide senior housing. Construction costs are estimated at $8,698,344.

Construction Elevator Removed From Arthaus In Washington Square West, Center City

The construction elevator that was attached to the west facade has been completely removed off Arthaus, a skyscraper under construction at 311 South Broad Street in Washington Square West, Center City. Designed by Kohn Pedersen Fox and developed by Philadelphia-based Dranoff Properties, the tower stands 542 feet and 47 stories above ground. Once completed, the building will offer 108 condominium units along with underground parking and retail on the ground floor.
