The proposed roof deck promises to offer sweeping skyline views, as there are few obstructions in the vicinity. Permits list Ayman M. Last December, the 28th place on Philadelphia YIMBY’s December 2020 Development Countdown went to the 303-foot-tall, 22-story tower proposed at 2301 John F. Kennedy Boulevard in Center City West. Since that time, the official website for the mixed-use high-rise, designed by Solomon Cordwell Buenz and developed by the PMC Property Group, was spruced up with new renderings that show off the sleek, curvy structure with even more pizzazz than before, while also introducing minor design alterations.

Permits Issued for Renovation and Vertical Extension at 4309 Westminster Avenue in Belmont, West Philadelphia

Permits have been issued for the renovation and a single-story vertical extension for a three-story rowhouse at 4309 Westminster Avenue in Belmont, West Philadelphia. The building, situated on the north side of the block between North 43rd Street and Belmont Avenue, is part of a block-long ensemble of prewar rowhouses. The project will cover 3,080 square feet of existing interior space and add 767 square feet of new construction, and will feature three residential units as well as an accessible green roof. Renderings have been revealed for a 115-unit mixed-use development at 1730-54 North 2nd Street in Norris Square, North Philadelphia. Upon completion, the building will rise six stories tall, hold 127,078 square feet of interior space, and include 8,454 square feet of commercial space on the ground floor. The project will also include seven townhouses. A total of 27 parking spots and 42 bicycle spaces will be reserved for residents.

Renderings have been revealed for a 204-unit mixed-use development at 1700 North Front Street in Fishtown, Kensington. Designed by NORR, the building will rise five stories tall and will feature 172,844 square feet of interior space, with 123,218 residential square feet, an additional 5,264 square feet of space reserved for amenities, and a ground-floor commercial space spanning 16,429 square feet. The residences will include 28 studios, 141 one-bedroom, and 35 two-bedroom units. The development will also include 70 bicycle spaces.

Construction Progresses at Northbank on the Delaware River Waterfront in Fishtown, Kensington

Construction has made significant progress at Northbank, a large development underway at 2001 Beach Street on the Delaware River waterfront in Fishtown, Kensington. The project replaces a massive vacant swathe of land with a mixed-use complex that will act as a mini-neighborhood of its own. In total, the project will contain just under 900 residential units. The development will be anchored by two large mixed-use buildings and will also include 254 townhouses and 104 stacked homes.

Excavation Underway at 1620 Sansom Street in Rittenhouse Square, Center City

After demolition finally wrapped up at 1620 Sansom Street, excavation work is underway for the 340-foot-tall, 28-story high-rise. The tower will stand in the Rittenhouse Square neighborhood of Center City, just two blocks to the south of Liberty Place. The building will feature 306 residential units, as well as commercial space on the ground floor. The earlier iteration’s unit and lesser floor count was bumped up two months ago via a permit filing.
