445-Foot-Tall Rental Tower Proposed for 204 South 12th Street in Washington Square West

Last month, developer Midwood Investment and Development unveiled a proposal for a 445-foot high-rise at 204 South 12th Street in Washington Square West, Center City. the 32-story tower will dominate the surrounding blocks with its prominent height. The slender tower, which takes up an entire blockfront of South 12th Street between St. James and Chancellor streets, will offer three tall retail floors at the base, with 448 rental residences above. Rogers Stirk Harbour + Partners and BLT Architects are the architecture firm behind the design. Partial permits have been filed for the demolition of the existing structures at the site and the new construction.

A zoning permit has been filed for the construction of a six-unit residential structure at 1721 North 21st Street in the Cecil B. Moore neighborhood in North Philadelphia. Since the lot was merged with the adjacent 1723 North 21st Street earlier this year, the proposal may likely consist of a joined three-story townhouse pair situated within an attached or a merged structure, given that the permit calls for two roof decks. Looking at Planned Waterfront Development Along Delaware Avenue

Delaware Avenue is a major thoroughfare running along the eponymous Delaware River (though certain sections feature different names). Large stretches of the street are either industrial, either presently or formerly, or largely suburban, with massive shopping centers and parking lots, though the city has long planned to transform it into a dense urban corridor. Now, these dreams appear on the verge of becoming a reality, with a large number of proposals planned for the avenue. Demolition Pending at Future Site of 295-Foot-Tall Tower at 1101 Walnut Street in Center City

Demolition is pending for a Wendy’s restaurant at 1101 Walnut Street in Center City, which will be replaced with a 259-foot-tall, 23-story residential tower designed by JKRP Architects. The project was initially revealed in August 2019, with demolition and construction permits following in October. Since that time, however, no signs of demolition work have appeared on the site. Rendering Revealed for 24-Story Building at 300 North Christopher Columbus Boulevard in Center City

The Durst Organization is proposing to replace a large parking lot at the Delaware River waterfront with a 290-foot, 24-story residential building at 300 North Christopher Columbus Boulevard in Center City. Handel Architects have crafted the structure as a wide, jagged slab facing its broad side toward the river. The development will rise three-quarters as high as the nearby, 385-foot-tall Benjamin Franklin Bridge and will bring much-needed activity to the long-neglected stretch of the waterfront.

Construction Anticipated for 327-Foot-Tall Residential Tower at 709 Chestnut Street in Market East, Center City

In 2015, the Mack-Cali Realty Corp. and Parkway Commercial Properties jointly proposed a high-rise apartment building at 709 Chestnut Street in Old City, a block west of Independence Hall. Two years later, Mack-Cali has left the development team and the building design has since changed. The latest iteration, designed by Edry McHenry Architects, is proposed to stand 327 feet and 27 stories tall, sporting 278 residential units. As of today, the proposal site consists of a still-active parking lot.
