Steel Erection Continues Atop the Arthaus in Washington Square West, Center City

Since Arthaus at 311 South Broad Street in Center City topped its concrete structure, the pinnacle of the building has seen much construction activity as steel at the parapet continues to rise, nearing its final height of 542 feet. The 47-story tower is designed by Kohn Pedersen Fox, a firm behind well-known structures such as 30 Hudson Yards and One Vanderbilt in New York City, and the Mellon Bank Center at 1735 Market Street. The developer, Dranoff Properties, owns many properties around the city, such as Symphony House and a future residential building at 337 South Broad Street.

Site Cleared at 204 South 12th Street in Washington Square West, Center City

Demolition work has been finished at 204 South 12th Street in Washington Square West, Center City, and a recent site visit observed an uptick in activity after a period of pause. Designed by BLT Architects, the tower will rise 32 stories tall and make a meaningful impact on the Philadelphia skyline. The development will hold 448 residential units, occupying 340,253 square feet of space and bringing significant density to the property. The project will also include 39,999 square feet of retail space, creating a significant commercial presence on 12th Street, and 68 underground parking spaces in a 41,380-square-foot garage.

Developer Acquires Site for 382-Unit Building Proposed at 501 Spring Garden Street in Northern Liberties, North Philadelphia

Developer RREI LLC, run by the father-son team of Neal and Victor Rodin, has announced the completion of the $16 million purchase of the 105,899-square-foot lot at 501 Spring Garden Street (aka 501-39 Spring Garden Street) in Northern Liberties, North Philadelphia, where they plan to construct a large mixed-use project. Designed by BLT Architects, the 13-story building will feature 382 residences and 60,810 square feet of retail, as well as 211 parking spaces. The acquisition was complicated by the site’s ownership being split between 11 different entities, and took five years to complete as the result. Having finally completed the transaction, the team is ready for the next steps in adding this important project to the up-and-coming neighborhood.

Permits Issued for Seven-Unit Building at 4937 Chestnut Street in Walnut Hill, West Philadelphia

Permits have been issued for the construction of a seven-unit multi-family building at 4937 Chestnut Street in Walnut Hill, West Philadelphia. Upon completion, the structure will rise three stories tall. The building will hold 5,569 square feet of space and cost an estimated $200,000 to construct.

A Detailed Look at Torresdale Manor Residences Proposed at 3600 Grant Avenue in Torresdale, Northeast Philadelphia

Philly YIMBY recently shared new site plans and renderings for Torresdale Manor Residences, a townhouse development planned at 3600 Grant Avenue in the Academy Gardens section of Torresdale, Northeast Philadelphia. Designed by Abitare Design Studio, the project will rise at the former site of a once-renown aquatic center, shuttered after a devastating 2017 fire. The proposal includes 30 single-family residences, a new roadway, and a nature trail along the adjacent Byberry Creek. Today we take an in-depth look at the development and the insight it offers into incorporation of positive, pedestrian-friendly elements into otherwise car-oriented master plans.

In the last few days, details have been slowly coming to light about a large potential development planned for 200 Spring Garden Street and 412 North 2nd Street in the zone situated between Northern Liberties and Old City. National Real Estate, the developers of the massive East Market complex in Center City, is behind the project. One of the two planned high-rises is a 14-story tower situated at 2nd and Spring Garden that will hold 355 residential units. The tower will stand 149 feet tall and will also include 105 parking spaces. The other building will be located at 412 North 2nd Street and will stand 244 feet and 23 floors high. Here, 397 residential units will be situated along with 106 parking spaces.

900 North 8th Street Site Remains Cluttered In Poplar, North Philadelphia

The Poplar neighborhood in North Philadelphia continues to grow, with new developments nearing completion, under construction, or in planning. At 900 North Street, a project called The Delilah will consist of two buildings connected by sky bridges. Designed by Cosica Moos Architecture and developed by the APOM Holdings, the project will feature the east building rising to a total height of 134 feet and 11 stories, while the west building will rise 154 feet and 12 stories. The development is sited across from The Poplar, which YIMBY recently covered in a tour.

Philadelphia YIMBY Observes Tower Cranes in the Growing Skyline

The growth of the Philadelphia skyline has significantly accelerated in the past five years, with projects like the Comcast Technology Center, FMC Tower, W/Element Hotel having been recently finished and more new towers currently under construction. Of course, tower cranes have a prominent presence at each high-rise construction site, whether freestanding or attached to the skeleton of the building. This collection of photos observes the tower cranes that are currently rising in the Philadelphia skyline in areas ranging from Center City to West Philadelphia and even North Philadelphia.

Eight-Unit Townhouse Development Approved at 820 Thomas Street in Norristown, PA

A single-family home complex have been approved for construction at 820 Thomas Street in Norristown, a town in the greater Philadelphia metropolitan area. The development will include eight townhomes arranged in a row on Thomas Street, built on a slight incline that allows for an interesting design. The homes will all feature small garages to provide residents with off-street parking spaces.

Permits Issued for Nine-Unit Building at 106 South 42nd Street in Walnut Hill, West Philadelphia

Permits have been issued for a multi-family addition to an existing building situated at 106 South 42nd Street in Walnut Hill, West Philadelphia. The development will involve renovations to the building’s interior as well as an addition to be constructed at the rear of the structure. Nine residential units will be situated in the building. The existing building houses 3,406 square feet of space, and an expected 2,706 square feet of space will be added with the addition to make for a total of 6,112 square feet. Construction costs are estimated at $526,050.
