A Look Back at How FMC Tower Elevated the West Philadelphia Skyline

The 736-foot-tall, 49-story FMC Tower at 2929 Walnut Street has stood as one of the tallest towers in Philadelphia since its completion in 2017, with a sharp design that elevates the University City skyline to new heights once seen as barely imaginable for the area. Along with Evo and Cira Green, the tower has given West Philadelphia a dramatic profile with eye-catching good designs. The abovementioned skyscrapers have the same designer, Pelli Clarke Pelli Architects, and all feature angled cuts. Developed by Brandywine Realty Trust, FMC Tower also displays distinctive curvy façades. Nighttime lighting with a red FMC logo topping the north and south faces adds an extra distinctive touch.

Permits have been issued for the construction of a new multi-family structure at 214 Vine Street in Old City, Center City. The development will stand six stories tall and feature 29 residential units. The building will hold 26,550 square feet of space and cost an estimated $600,000 to build.

A zoning permit has been issued for the construction of a multi-family structure at 3317 North 16th Street in the Temple University Hospital area in North Central Philadelphia. The building will rise 45 feet high and will replace a vacant lot on the east side of the block between West Westmoreland Street and Ontario Street. A zoning permit has been issued for the construction of a three-unit residential structure at 1932 North 4th Street in Norris Square, North Philadelphia. The building will rise at the northwest corner of North 4th and West Hewson streets. The filing does not specify a floor count but judging by its number of units and a specification of balconies at the second and third stories, it will likely stand three stories tall. Dorothy Ricci is listed as the property owner and Designblendz Architecture LLP is the contractor.

Construction Underway at 314 South 46th Street in Garden Court, West Philadelphia

A rendering has been revealed for a 25-unit residential development at 314 South 46th Street as construction begins on the project located in Garden Court, West Philadelphia. YIMBY shared news of the project in August, stating that permits were issued for the property. Developed by High Top Real Estate, the project includes a renovation of a former church, which will receive a third floor as well as an attached four-story addition.

Excavation Underway at 12-Unit Complex at 1319-24 Schuylkill Avenue in Forgotten Bottom, South Philadelphia

Excavation is underway at 1319-23 Schuylkill Avenue in the Forgotten Bottom section of Grays Ferry in South Philadelphia. The development is located at the intersection of Schuylkill Avenue and Earl Street, near the entrance to the Grays Ferry Crescent Trail, one of the neighborhood’s main draws. The project will rise three stories and will include 12 condo units.

Permits Issued for an 18-Unit Structure at 1731 Washington Avenue in Graduate Hospital, South Philadelphia

Permits have been issued for the construction of a four-story, 18-unit residential structure at 1731 Washington Avenue in Graduate Hospital, South Philadelphia. The building will will also include 24 parking spaces, 20 of which are set to be mechanical, a retail space set to be occupied by a restaurant, and a roof deck that will offer sweeping views of the Philadelphia skyline. The development will hold 36,336 square feet of space and cost an estimated $3,633,600 to build.

North Liberty Triangle Takes Shape in Northern Liberties, North Philadelphia

Construction is moving along North Liberty Triangle at 1102-48 North 2nd Street, yet another residential development in progress in Northern Liberties, North Philadelphia. Developed by Streamline Development, the six-story structure will feature 84 residential units for the residential space as well as retail, a gym, and underground parking for future residents.

Construction Progresses at a 54-Unit Structure at 701 South Broad Street in Hawthorne, South Philadelphia

Construction is progressing rapidly at the seven-story building at 701 South Broad Street in Hawthorne, South Philadelphia. A total of 50 residential units will be situated on the floors above, as well as four “hotel rooms,” which will likely be short-term apartment rental units. The building will include a retail space on the ground floor. YIMBY first discussed the development last November, sharing the project’s rendering. Since then, significant progress has been observed at the site.

Construction is underway at Bloc24, a mixed-use building located at 613 South 24th Street in Graduate Hospital, South Philadelphia. The development will stand five stories tall and can be built by right due to the proposed supermarket at the ground floor. Eight residential units are proposed on the floors above, each set to be market-rate.
