Permits have been filed for the construction of four three-story single-family buildings at 1109 Earl Street in Fishtown, Kensington. The property is located on the block that is between East Girard Avenue and East Wildey Street. Permits have also been filed for the demolition for the structure currently located on the site. The property is owned by 1109 Earl Street LLC. RPS Construction is the listed contractor.

Renderings have been revealed for a seven-story residential development at 741 Spring Garden Street in Poplar, North Philadelphia. Designed by JKRP Architects and developed by Arts + Crafts Holdings, the complex will consist of a 99,114-square-foot building plus 10,405 square feet of covered ground-level parking and a 1,279-square-foot roof deck. The 146 units will range from studios to two bedrooms.

Permits have been filed for the construction of a three-story, 78-unit residential structure at 2610-16 West Fletcher Street in Strawberry Mansion, North Philadelphia. The property sits between North 26th Street and North 27th Street. The new building will take up a footprint of 95,520 square feet and the building itself will offer 61,611 square feet of floor space. A community center will also be included in the project, as well as a surface parking lot. The project’s estimated construction costs are approximated $12.5 million.

Townhouse Complex Proposed at 209-211 Delmar Street in Manayunk, Northwest Philadelphia

A 23-townhouse complex has been proposed at 209-211 Delmar Street in Manayunk, Northwest Philadelphia. Designed by Alma Architecture, the development combines the city’s traditional rowhouses with a courtyard typology as a solution for the deep-set, sloped site, as illustrated in the firm’s recent Civic Design Review submission. The design is a novel adaptation to a challenging site in Northwest Philadelphia’s hilly terrain, which contrasts with the generally flat city.

The exterior nears completion at Ludlow 43, a 76-foot-tall, six-story residential building at 12-14 South 43rd Street in Spruce Hill, West Philadelphia. The structure will feature 18 apartments, with eight one-bedroom, five two-bedroom, three three-bedroom, and two four-bedroom units. The building will also feature five parking spaces, a fitness center, and a roof deck. Some upper floor units will be equipped with balconies.

Five-Story, 19-Unit Mixed-Use Building Coming to 1836-1844 East York Street in Kensington

In the summer of 2019, construction started on a five-story mixed-use building at 1836-1844 East York Street in Kensington. The five-story development spans a 5,233-square-foot lot and features around 24,600 square feet of floor space, with commercial space at the ground level and 19 residential units above, topped with a roof deck. Kore Design Architecture has released two variations of the design, though both maintain the essential concept of a boxy mass with gently flared projections at the street-facing façade.

Mixed-Use Residential Building Proposed for Suburban Square at 49 St. George’s Road in Ardmore, PA

A five-story mixed-use residential and retail structure is proposed at 49 St. George’s Road in Ardmore, PA. The building will add 150 residences and 10,000 to 15,000 square feet of retail space to Suburban Square, completing the shopping mall’s multi-phase transformation into a mixed-use “lifestyle center.” Developer Kimco Realty Trust expects a groundbreaking late next year or at the start of 2022.

Two expansive, five-story buildings, with retail at the ground floor and 402 rental apartments above, will provide a dense, walkable urban node for the sprawling suburban community in Montgomery County north of Philadelphia.
