Permits have been issued for Comly Commons, a 139-unit development at 1810-34 East Hagert Street (also known as 1825 East Boston Street) in East Kensington. Designed by SgRA Architecture, the project consists of renovation of multiple existing industrial buildings and additions that will make for a singular, six-story structure. The 133,014-square-foot building which will also hold artisan industrial space. According to permits, construction costs are estimated at $8.45 million.

Permits Issued for 44-unit Building at 6618-24 Ridge Avenue in Roxborough, Northwest Philadelphia

Permits have been issued for the construction of a 44-unit multi-family development at 6618-24 Ridge Avenue in Roxborough, Northwest Philadelphia. Upon completion, the building will rise five stories tall. A roof deck will sit at the top of the structure, accessible through multiple pilot houses. The building will hold 48,615 square feet of interior space. Permits state that construction costs are estimated at $3 million.

Permits have been issued for the construction of multiple rowhouses in Point Breeze, South Philadelphia. The project will total five homes at 2231 Cross Street, 2232 Cross Street, 2235 Cross Street, 2249 Cross Street, and 2252 Cross Street. Each structure will rise two stories tall so as to fit in with the rest of the block, and each will cost an estimated $102,500 to build.

Construction has been completed at El Magnet, a mixed-use development situated at 1151 North Front Street in Fishtown, Kensington. Designed by ISA Architects, the building rises six stories tall and features 1,800 square feet of retail space on the ground floor, 43 residential units, and 13 parking spaces.

Permits Issued for Seven-Unit Building at 817-19 North 42nd Street in Belmont, West Philadelphia

Permits have been issued for the construction of a seven-unit residential building at 817-19 North 42nd Street in Belmont, West Philadelphia. The project will span a 2,280-square-foot footprint on a 30-foot-wide lot, twice the size of an average rowhouse lot in the area, and will be situated at the northwest corner of Reno Street and North 42nd Street. A total of 8,188 square feet of interior space yield a sizable average of 1,170 of square feet per unit. The building will feature a basement and two roof decks. Permits list Askin Martin 1 as the owner and Stuart Rosenberg Architects as in charge of streets review.

Renderings Revealed for The Royale at 6910 Ridge Avenue in Roxborough, Northwest Philadelphia

Renderings have been revealed for The Royale, a 77-unit building proposed at 6910 Ridge Avenue in Roxborough, Northwest Philadelphia. Designed by M Architects and developed by Stamm Development Group, the structure will rise four stories, with parking included at the ground floor. The modern exterior will stand out along the corridor. Towards the front, brightly colored cladding will cover the top three floors as the most prominent feature of the structure. The ground floor will include the entrance to the drive aisle. The rear portion will feature gray brick, adding more texture and contrast to the design. Windows will alternate in width, creating a pattern that will be a notable feature of the structure, while allowing a large amount of natural light to reach the interior.

The development is located on the west side of the block between Master Street and Media Street. The wood-framed structure will contain 2,497 square feet of interior space and will feature a basement and full sprinkling. Permits list Bensu Developments LLC as the owner, Scott Woodruff as the architect, and AIMES LLC as the contractor.

Permits have been issued for the construction of a four-story, 26-unit building at 5840-50 North 13th Street in Fern Rock, North Philadelphia. The structure appears to be a part of Fern Rock Courts, a complex that includes the renovation of two formerly abandoned prewar apartment buildings. The new structure will be attached to the existing building at 5840 North 13th Street. Permits appear to indicate that the total number of units at both the renovated and newly constructed section will be 63, while the renovated building to the south at 5424-38 North 13th Street (not included in the latest permits) will hold 49 residences. Plato Marinakos is listed as the design professional and Philly Dwell LLC is specified as the contractor.

Permits have been issued for the construction of a three-unit multi-family building at 2238 North 2nd Street in Norris Square, North Philadelphia. The structure will rise four stories tall, with a roof deck located on top of the building that will be accessible via a pilot house. Permits state that the building will hold 3,322 square feet of space and cost an estimated $525,000 to construct.

Permits Issued for 15 Workforce Townhouses at 1100 Diamond Street in the Temple University Area in North Philadelphia

Permits have been issued for the construction of 15 townhouses at 1100 Diamond Street in the Temple University area of North Philadelphia. The permits issued were for half of the homes as there are 30 residences planned in the full development. Eight units are already under construction. Each home will have three bedrooms and two bathrooms in the project and each is expected to sell for around $250,000 as workforce housing.
