Construction Continues at 1131-39 North Front Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has documented the current construction status at a six-story, 47-unit project at 1131-39 North Front Street, at the junction of Northern Liberties and Fishtown. The building will be situated on the east side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will span a ground footprint of 10,200 square feet and will contain 32,223 square feet of interior space, translating into just under 700 square feet per average unit, and will include ground-level commercial space. Building features include full sprinkling and a roof deck, which will offer ample views of the neighborhood’s rapidly growing skyline. Permits list Front Street Two LLC as the owner, Brian Phillips as the design professional, and Callahan & Ward Properties LLC as the contractor. Construction costs are stated at $5.4 million.

Permits have been issued for a three-story multi-family residence at 2356 Gerritt Street in Point Breeze, South Philadelphia. Designed by Supreme Architects, the proposal will replace a two-story vacant residence that currently stands at the site. The new building will have a roof deck and roof deck access structure. A rear deck on the second floor will be used as commercial space. The building will yield a total built-up area spanning 2,553 square feet. The cost of construction is listed at $300,000.

Exterior Complete at Riverwalk South in Center City West

A recent site visit by Philly YIMBY has captured the completed exterior of Riverwalk South, a 362-foot-tall, 32-story high-rise under construction at 60 North 23rd Street in Center City West. Designed by Gensler and developed by the PMC Property Group, the building stands next to the Schuylkill River and is part of the two-towered Riverwalk complex. The development is part of a new hub of high-rise buildings underway along and near Market Street.

Completion Nears at The Laurel Rittenhouse in Rittenhouse Square, Center City

Philly YIMBY has recently visited The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City, in order to take a closer look at the nearly finished building. Designed by Solomon Cordwell Buenz and developed by the Southern Land Company, with the Harman Group as the structural engineer and the Hunter Roberts Construction Group as the contractor, the building stands 599 feet and 48 stories tall as the ninth-tallest skyscraper in Philadelphia and the tallest residential building in Center City. The residential building will offer 185 rental units and 64 luxury condominiums.

Construction Still Pending at 21M in Center City West

As expected, a recent site visit by Philly YIMBY has discovered no signs of new construction at the site of 21M, a 350-foot-tall mixed-use tower proposed at 2100 Market Street in Center City West. Developed by the Brandywine Realty Trust, the project has been in the works for several years and has seen various iterations, with the latest one designed by Edry McHenry Architects. Since we last looked at the project for our most recent December countdown, no permits have been filed nor has any progress has been made at the site, where a parking lot continues to operate.
