Permits have been issued for the construction of a 15-unit multi-family building at 1103 South 47th Street in Squirrel Hill, West Philadelphia. Designed by Designblendz, the building will rise four stories tall. A commercial space will be located on the ground floor and a roof deck will be included at the top of the structure. In total, the building will hold 20,771 square feet of space and cost an estimated $2.6 million to build.

412 North 2nd Street in Northern Liberties Goes to Civic Design Review

A number of significant mid- and high-rise buildings are currently proposed in the sparsely developed zone in southern Northern Liberties, just north of Old City. One of these proposals is 412 North 2nd Street, which was presented in great detail in a recent Civic Design Review submission. Designed by Morris Adjmi Architects, the tower will rise 244 feet and 23 stories high, easily making it one of the tallest buildings in the area. There will be 397 residential units included in the tower, 20,431 square feet of retail space, and 105 parking spaces.

Permits Issued for 422 North 38th Street in Powelton Village, West Philadelphia

Permits have been issued for the construction of a four-unit multi-family structure at 422 North 38th Street in Powelton Village, West Philadelphia. Upon completion, the mew building will rise three stories tall. A roof deck will be located the top of the structure. In total, the building will host 4,864 square feet of space, and cost an estimated $700,000 to build.

Exterior Nearly Complete at Riverwalk North in Center City West

Facade work nears completion at Riverwalk North, which is part of the Riverwalk complex at 60 North 23rd Street in Center City West. The development consist of two skyscrapers situated upon retail podiums. The project will feature a total of 711 residential units, and the north tower will have 331 units with the south tower featuring 380 units. Gensler, the architecture firm behind the design of the complex, has also designed a number of other projects in the area, including 3151 Market Street. Similarly, developer PMC Property Group is also developing several properties in the neighborhood.

Construction Progresses at North Liberty Triangle at 1115-27 North American Street in Northern Liberties, North Philadelphia

Construction is making significant progress at North Liberty Triangle, an 84-unit development located at 1115-27 North American Street in Northern Liberties, North Philadelphia. Façade work is underway at the four-story south building. The building has risen higher, as the structure will soon rise six stories above ground. The wooden structure of the second building, which will stand six stories tall, is currently rising. The residential and retail development will add significant density to the rapidly growing neighborhood. Developed by Streamline Development, the project sits just to the north of the massive Piazza Terminal complex.

Permits have been issued for the construction of a 10-unit mixed-use development at 3935 Lancaster Avenue in Mantua, West Philadelphia. Upon completion, the new building will rise four stories tall and will feature a commercial space on the ground floor. The structure will hold 13,500 square feet of space and will cost an estimated $2 million to build.

Permits Issued for Renovation at 178-80 West Huntingdon Street in West Kensington

Permits have been issued for a large multi-family conversion of an existing industrial structure at 178-80 Huntingdon Street in West Kensington. The building rises six stories tall at its highest point. Once completed, 49 residential units will be added to the building. The permit states that the units will be artist studios. In total, the building features 13,196 square feet of floor space. The conversion will cost an estimated $6 million.

Philadelphia YIMBY Presents Updated Massing Renderings for 113-121 South 19th Street in Rittenhouse Square, Center City

Philadelphia YIMBY recently announced the filing of new permits for 113-121 South 19th Street in Rittenhouse Square, Center City, which appear to give a height bump for the structure. Designed by DAS Architecture and Planning, the 215-unit building is now planned to rise 57 stories, meaning that its height may reach over 600 feet. The slender tower is an unusual proposal for the city due to its smaller-than-average floor plates. The project is developed by Pearl Properties, which has also built The Harper, a high-rise residential building that opened in 2019 a block away. Today we present exclusive massing renderings that show the potential effect the building may have on the skyline.

Construction Nearly Topped Out at 629 West Girard Avenue in Ludlow, North Philadelphia

Construction work is progressing at a rapid pace at 629 West a Girard Avenue, a 36-unit residential building situated in Ludlow, North Philadelphia. Developed by R+M Development Partners, the structure has already risen to its full height of six stories, and will feature a commercial space situated at the ground floor. Tester Construction is the contractor.

Riverwalk South Tower Topped Out in Center City West

The tallest structure of the two-tower Riverwalk project in Center City West has topped out its concrete structure recently. Developed by PMC Property Group, the structure features an appealing mixture of metal and glass cladding, and the building makes a notable contribution to the Philadelphia skyline. The 380-unit tower is currently topped out at the 32nd floor, and will soon reach its final height of 362 feet. The complex were designed by , which has also designed local buildings such as 2222 Market Street.
