Looking Back at the W/Element Hotel Rising Into the Philadelphia Skyline

One of the most significant skyscrapers recently constructed in Philadelphia is the W/Element Hotel at 1441 Chestnut Street in Center City. Located at the former site of the demolished One Meridian Plaza, the tower went through several design changes and different architectural firms, with Cope-Linder Architects being the final choice. The site also went through different developers, with Chestlen Development Group ending up as the final developer. The proposal was revealed in 2013, and now the tower is finally nearing completion. Today Philly YIMBY looks at the tower’s construction progress over the years.

Riverwalk South Tower Core Topped in Center City West

The Riverwalk development has been making headlines recently when the massive GIANT supermarket opened in May. Designed by Gensler and developed by PMC Property Group, the two-tower project, located at 60 North 23rd Street in Center City West, is adding skyline mass along the Schuylkill River, with the south tower currently nearing its final height of 362 feet and 32 stories. The north tower has already reached its 315-foot-tall pinnacle some time ago. This project, along with others such as 2222 Market Street nearby, is creating a new high-density neighborhood where construction will soon boom work gets underway at more developments.

Permits Issued for Four-Unit Building at 4117 Westminster Avenue in Belmont, West Philadelphia

Permits have been issued for the construction of a four-unit multi-family development at 4117 Westminster Avenue in Belmont, West Philadelphia. The building will rise three stories and will feature a roof deck at the top, as well as another deck on the second floor. Construction costs are estimated at $411,500, per the permit.

Interior Work Continues at the Riverwalk North Tower in Center City West

Though the first portion of the Riverwalk North tower at 60 North 23rd Street opened back in March, work continues at the residential interiors, which will soon wrap construction. Designed by Gensler, the Riverwalk project consists of two towers standing atop four-story podiums holding retail space. The north tower is the shorter of the two, at a height of 315 feet and 28 stories. The south tower stands 362 feet tall with 32 stories. The project is developed by PMC Property Group, which is also behind other in-progress projects that are helping transform Center City West into a development hub. Notably, Gensler’s founder, Art Gensler, has recently passed away on May 10th, just two days after the passing of Helmut Jahn, another architect notable for his contributions to Philadelphia and beyond.

Construction Progresses at Seville Apartments in Easton, PA

Construction is making steady progress at the Seville Apartments, a 68-unit mixed-use development situated at 56 North 3rd Street in the center of Easton, PA, a town situated about 40 miles north of Philadelphia. Designed by USA Architects, the building will rise five stories and will hold a total of 84,000 square feet of space, including 1,800 square feet of retail space planned on the ground floor. Residential units located above the commercial space, consisting of 45 one-bedroom units and 23 two-bedroom units.

Permits Issued for Four-Unit Building at 1513 West Girard Avenue in Francisville, North Philadelphia

Permits have been issued for the construction of a four-unit multi-family development located at 1513 West Girard Avenue in the neighborhood of Francisville, North Philadelphia. Upon completion, the building will rise three stories tall with a roof deck situated at the pinnacle of the structure. One parking space will be included with the development in an accessory parking garage. Construction costs are estimated at $375,000.

Steel Erection Continues Atop the Arthaus in Washington Square West, Center City

Since Arthaus at 311 South Broad Street in Center City topped its concrete structure, the pinnacle of the building has seen much construction activity as steel at the parapet continues to rise, nearing its final height of 542 feet. The 47-story tower is designed by Kohn Pedersen Fox, a firm behind well-known structures such as 30 Hudson Yards and One Vanderbilt in New York City, and the Mellon Bank Center at 1735 Market Street. The developer, Dranoff Properties, owns many properties around the city, such as Symphony House and a future residential building at 337 South Broad Street.

Site Cleared at 204 South 12th Street in Washington Square West, Center City

Demolition work has been finished at 204 South 12th Street in Washington Square West, Center City, and a recent site visit observed an uptick in activity after a period of pause. Designed by BLT Architects, the tower will rise 32 stories tall and make a meaningful impact on the Philadelphia skyline. The development will hold 448 residential units, occupying 340,253 square feet of space and bringing significant density to the property. The project will also include 39,999 square feet of retail space, creating a significant commercial presence on 12th Street, and 68 underground parking spaces in a 41,380-square-foot garage.

Developer Acquires Site for 382-Unit Building Proposed at 501 Spring Garden Street in Northern Liberties, North Philadelphia

Developer RREI LLC, run by the father-son team of Neal and Victor Rodin, has announced the completion of the $16 million purchase of the 105,899-square-foot lot at 501 Spring Garden Street (aka 501-39 Spring Garden Street) in Northern Liberties, North Philadelphia, where they plan to construct a large mixed-use project. Designed by BLT Architects, the 13-story building will feature 382 residences and 60,810 square feet of retail, as well as 211 parking spaces. The acquisition was complicated by the site’s ownership being split between 11 different entities, and took five years to complete as the result. Having finally completed the transaction, the team is ready for the next steps in adding this important project to the up-and-coming neighborhood.

Permits have been issued for the construction of a seven-unit multi-family building at 4937 Chestnut Street in Walnut Hill, West Philadelphia. Upon completion, the structure will rise three stories tall. The building will hold 5,569 square feet of space and cost an estimated $200,000 to construct.
