Renovations Planned for International House at 3701 Chestnut Street in University City, West Philadelphia

Renovations are planned for International House, a 14-story, 221,000-square-foot building at 3701 Chestnut Street in University City, West Philadelphia. The Brutalist building’s number of residential units will rise from the current 346 to 400, and a grocery store will take up the ground floor. A new 14-story wing will be built on the side of the property fronting Chestnut Street, replacing a plaza. The developer, CSC Co-Living, has secured a $33 million loan for the project.

Permits have been filed for the demolition of a three-story rowhouse and the construction of another three-story, three-unit residential structure at 1854 North 17th Street in the Cecil B. Moore neighborhood in North Philadelphia. Alfa Engineering Inc. is the listed design professional and Patel Pankaj is the listed owner of the property, which is located a few blocks west of Temple University.

Permits have been filed for the construction of a mixed-use structure at 2327 Frankford Avenue in Fishtown, Kensington. The new building will include a cellar, a commercial space on the ground floor, two residences on the floors above, a rear deck at the second story, and a roof deck at the top. The overall structure, including the roof access pilot house, is not to exceed 48 feet in height. The property is under the ownership of Kazantzis Athena.

Permits Filed for 2059-61 East York Street in Kensington

Permits have been filed for the construction of a single-family structure at 2059-61 East York Street in Kensington. The building will span a 1,604 square foot footprint and will feature a roof deck. A vacant grass lot spans the address at number 61 and a three-story prewar rowhouse occupies the site at number 59. It is unclear whether the structure will be demolished or incorporated into the new building, since no demolition permits have been filed as of yet. Hulk Industries Inc is the listed owner.

The Hamilton Nears Topping Out at 1500 Hamilton Street in Franklintown, North Philadelphia

The second phase of the 16-story Hamilton at 1500 Hamilton Street nears topping out, as its steel superstructure has risen above its 147-foot, ten-story neighbor that opened last year. The two buildings were designed by Bower Lewis Thrower Architects and developed by Radnor Property Group and the Community College of Philadelphia The complex sits across from the CBS 3 Eyewitness News Building, a block west of North Broad Street, in a development hotspot where several major projects are currently under planning.

Permits have been filed for the construction of a four-story multi-family structure at 871 North 20th Street in Fairmount, North Philadelphia. The building will include a cellar and three residential condominiums. Each unit will have access to a rooftop deck that will offer sweeping views of the Philadelphia skyline, since the building will rise above the adjacent three-story rowhouses. RDM Construction LLC is listed as the contractor for the project. Construction costs are estimated at $241,000.

Permits Filed for 5312-18 Ridge Avenue in Manayunk, Northwest Philadelphia

Permits have been filed for the construction of a four-story, mixed use structure at 5312-18 Ridge Avenue in the Manayunk neighborhood in Northwest Philadelphia. The building will span a 15,753-square-foot footprint, hold 33,544 square feet of floor area, and contain 36 residential units. The ground floor will feature two commercial spaces, one of which will be occupied by a fresh food market. The address currently houses a one floor industrial building, which will need to be demolished in order for construction to move forward on the project. Klein & Company Plumbing INC will be the contractor for the project. Construction costs are estimated at $5 million.

1208 Chestnut Street to Rise Nine Stories in Market East, Center City

While the Market East district of Center City is seeing a surge in high-rise proposals, development is also taking place on smaller properties around the neighborhood. At 1208 Chestnut Street, a nine-story building will replace the Rainbow Apparel building that has sat empty for years. Michael Alhadad is the developer behind the 49 unit-structure, which will reach a height of 122 feet. The building will be very thin but the thinnest faces of the building will stretch out from Chestnut Street to Sansom Street.

Stamm Development Group and Tester Construction are planning to construct a four-story, 34-unit development called The Nook at 5535 Pulaski Avenue in Germantown, Northwest Philadelphia. The lot sits between Schoolhouse Lane and Chelten Avenue. The structure will feature large windows with gray cladding and tall yellow columns adding color accents to the structure.

Permits Filed for 5152 Hoopes Street in Mill Creek, West Philadelphia

Permits have been filed for the construction of a single-family structure at 5152 Hoopes Street in the Mill Creek neighborhood of West Philadelphia. The structure will replace a vacant grass lot between two rowhouses to the east and west. The mid-block property is located closer to the corner of Hoopes and North Paxton streets. IRA Development LLC and Yucel Ismail are the owners and Maher Abdelaal is the design professional.
