Construction Progresses on Two-Tower Riverwalk Complex at 60 North 23rd Street, in Center City West

The two-tower Riverwalk complex, located at 60 North 23rd Street on the east bank of the Schuylkill River in Center City West, has gained prominence over the span of the past year, when the 315-foot-tall, 28-story north tower rose into the skyline and topped out over the summer. As of today, the tower is nearly fully sheathed in glass and the core of the taller, 363-foot-tall, 32-story south tower now standing around 10 stories tall and the concrete superstructure at around six stories. The project, developed by PMC Properties and designed by Gensler, will bring 711 residential units to the rapidly growing neighborhood. The two will be connected to by a bridge that connects the retail bases.

A seven-story, 36-unit residential building has been proposed for 1321-25 North Front Street in Fishtown, adding to the growing density of the neighborhood. Permits indicate that the development will include ground-level commercial space. In order to satisfy parking requirements, three off-site parking spaces will be situated at the parking lot across the street. East Columbia and Memphis A. is the listed owner.

Work Begins on 96-Unit Residential Building at 626 North Delaware Avenue in Northern Liberties, North Philadelphia

Site clearance work appears to have started at 626 North Delaware Avenue, the site of a proposed 198-foot-tall, 16-story residential building in Northern Liberties, North Philadelphia. Designed by Coscia Moos Architects, the project will add 96 units to the rapidly developing neighborhood.

Construction Anticipated at 300 North Columbus Boulevard in Old City, Center City

Philly YIMBY’s latest site visit to 300 North Columbus Street in Old City reveals that construction has not yet begun for the 290-foot-tall, 24-story residential tower two blocks north of the Benjamin Franklin Bridge. Though no construction equipment has arrived so far, the parking lot is already shuttered with a sign on the south side of the fence announcing imminent construction. The structure is developed by The Durst Organization and designed by Handel Architects. The building will transform one of many vacant parking lots along North Christopher Columbus Boulevard in a district located between Old City and Northern Liberties, just north of Penn’s Landing.

New Rendering Released for The Nook at 5535 Pulaski Avenue in Germantown, Northwest Philadelphia

A new rendering has been revealed for The Nook, a four-story, 34-unit development at 5535 Pulaski Avenue in Germantown, Northwest Philadelphia. The building will stand four stories tall and hold 34 luxury residential units. The building is being developed by Stamm Development Group, designed by M Architecture, and built by Tester Construction.

The intersection of South Broad Street and Washington Avenue in the Graduate Hospital neighborhood in South Philadelphia is one of the busiest in the city, yet has remained underdeveloped for a long time. However, a series of recent projects are adding significant density to the junction. Broad and Washington, 1113 South Broad Street, and 1223-45 Washington Avenue will add around 1,500 residential units, in addition to the 300+ that were recently added with Lincoln Square. In a span of around ten years, the intersection will take on a completely new look.

The Pickle Factory, a four-story apartment building located at 1841 North 19th Street, is wrapping up construction in the neighborhood of Cecil B. Moore, just outside of Temple University in North Philadelphia. The project brings a large number of new units to the neighborhood, further increasing local density. The building is designed by KJO Architecture. Axe Development LLC is the developer for the project.

North Liberty Triangle, a six-story, 84-unit residential development is in progress at 1102-48 North 2nd Street. The development rises in the northern section of Northern Liberties, one of the most active development zones in North Philadelphia and in the entire city. The project, developed by Streamline, consists of a series of mid-rise buildings standing up to six stories, situated on an irregular site between North 2nd Street, Germantown Avenue, and Girard Avenue.

Five-Story, 21-Unit Development Proposed at 2046-50 Lehigh Avenue in East Kensington

Permits have been issued for a five-story mixed-use structure with ground-floor commercial space and 21 residential units at 2046-50 Lehigh Avenue in East Kensington. The site sits between Frankford Avenue and Amber Street. The structure will be constructed on a footprint of 5,000 square feet and include 21,168 square feet of interior space. Seven bike spaces will be included for residents. Ambit Architecture is the project designer. Grit Construction is the contractor. Construction costs are estimated at $2.75 million.
