A recent site visit by Philly YIMBY has discovered notable construction visit at Broad Street Flats, a seven-story mixed-use development rising at 701 South Broad Street in HawthorneSouth Philadelphia, since our last visit in April. Furthermore, a recent zoning submission indicates that the project’s name has been updated to Ovation, though the Broad Street Flats moniker also appears retained, at least for the time being. Designed by PZS Architects, the building will span 50,462 square feet (or 49,950 according to zoning blueprints) and feature commercial space and 50 residential units. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Permits Issued for 2059 Germantown Avenue in North Philadelphia East

Permits have been issued for the construction of a four-story, eight-unit mixed-use building at 2059 Germantown Avenue near Temple University in North Philadelphia East. The development will rise from a vacant lot at the southeast corner of the intersection of Germantown Avenue and Diamond Street. Designed by Plato Marinakos of Plato Studio, the building, alternately known as 2059-63 Germantown Avenue, will span 16,121 square feet and will feature 1,297 square feet of commercial space, elevator service, a cellar, and a roof deck, which promises to offer sweeping skyline views thanks to the structure’s prominence. Prestige Design is apparently both the owner and contractor, with permits listing Prestige Design on Germantown as the owner (at least on the blueprints; Amorski Investments LP is listed as the owner on the Department of Licenses and Inspections website) and Ofir Komerian of Prestige Design on Girard as the contractor. Construction costs are specified at $1.8 million.

Although permits have been issued more than half a year ago, a recent site visit by Philadelphia YIMBY has revealed that construction has still not started at the six-story, 50-unit apartment building proposed at 502 Wood Street in the Old City section of Center City. Designed by JKRP Architects, the building will span 55,470 square feet and feature two elevators and parking for 13 cars. Permits list Tester Construction Group as the contractor and a construction cost of $5.55 million.

A recent site visit by Philly YIMBY has revealed that construction is making progress at a four-story, 42-unit mixed-use residential and commercial development at 1429-31 Federal Street in Point BreezeSouth Philadelphia. The development rises on the north side of the block between South Broad Street and South 15th Street. Designed by Vincent Mancini, the development will span 34,668 square feet and feature retail space at the ground floor, a green roof, and parking for 14 bicycles. Permits list Top Gun Enterprises as the contractor and a construction cost of $3.8 million.

Exterior Work Nearly Complete at The Laurel Rittenhouse in Rittenhouse Square, Center City

The tallest development in Center City is wrapping exterior construction outside while work continues inside. At 1911 Walnut Street, The Laurel Rittenhouse dominates the Rittenhouse Square neighborhood. Designed by Solomon Cordwell Buenz and developed by Southern Land Company, the tower stands 604 feet and 48 stories tall, with a four-story podium to the north. The skyscraper will feature 185 rental units and 64 luxury condominiums, along with retail space, an Equinox gym, and amenity space in the podium and on the 27th floor.
