Renovation Underway at Project HOME Residence at 115 East Huntingdon Street in West Kensington

A recent site visit by Philadelphia YIMBY has revealed that renovation work is underway at 115 East Huntingdon Street in West Kensington, where a five-story prewar building is being converted into a 56-unit mixed-use development, which is part of Project HOME, a nonprofit organization that provides housing and support services to socially vulnerable populations. Located on the Episcopal Campus of the Temple University Hospital, the development will offer two elevators, full sprinkling, and support staff. Permits list a project team of Cecil Baker + Partners Architects as the designer, the hospital’s Project HOME as the owner/developer, and T. N. Ward Company as the contractor. Construction costs are specified at $14.9 million.

The building will rise four stories tall once completed and will hold commercial space on the ground floor and 41 apartments. The building will span 56,077 square feet of space. Construction costs are listed at $13.4 million. Cornerstone Consulting is the architect of record for the project.

The building will rise four stories tall, with the ground floor being largely occupied by a garage that will hold space for three cars. Six apartments will be located above. In total, the building will hold 9,117 square feet of space. The construction cost is listed at $180,000 to build, although this number appears rather low.

Construction Pending at 1015 South 3rd Street in Queen Village, South Philadelphia

A recent site visit by Philly YIMBY revealed no signs of construction at a 67-unit multi-family development at 1015 South 3rd Street in Queen Village, South Philadelphia. Designed by HDO Architecture, the building will stand four stories tall. The unit count was increased via zoning bonuses coming from the project’s inclusion of low-income housing and a green roof. The project will include 23 bicycle spaces as well as an additional four more at the sidewalk.

A recent Philly YIMBY visit observed no new construction progress at a multi-family renovation of 500-02 South Street in Queen Village, South Philadelphia. The building will rises three stories tall, with two private roof decks at the top of the structure. The second and third floors will be refitted to accommodate four residential units, while the existing retail space on the ground floor to remain. The renovation cost is listed at $350,000.

Permits issued For 7611-17 Germantown Avenue In Mount Airy, Northwest Philadelphia

Permits have been issued for the construction of a 114-unit mixed-use development at 611-17 Germantown Avenue in Mount Airy, Northwest Philadelphia. Designed by M Architects, the building will rise five stories tall, with commercial space on the ground floor. Thenstructure will span 148,786 square feet, with a green roof at the top of the building, and space dedicated toward 38 parking spaces (two being van accessible), and 39 bike spaces. Construction costs are estimated at $15 million.
