A new rendering has been revealed for The Nook, a four-story, 34-unit development at 5535 Pulaski Avenue in Germantown, Northwest Philadelphia. The building will stand four stories tall and hold 34 luxury residential units. The building is being developed by Stamm Development Group, designed by M Architecture, and built by Tester Construction.
The intersection of South Broad Street and Washington Avenue in the Graduate Hospital neighborhood in South Philadelphia is one of the busiest in the city, yet has remained underdeveloped for a long time. However, a series of recent projects are adding significant density to the junction. Broad and Washington, 1113 South Broad Street, and 1223-45 Washington Avenue will add around 1,500 residential units, in addition to the 300+ that were recently added with Lincoln Square. In a span of around ten years, the intersection will take on a completely new look.
The Pickle Factory, a four-story apartment building located at 1841 North 19th Street, is wrapping up construction in the neighborhood of Cecil B. Moore, just outside of Temple University in North Philadelphia. The project brings a large number of new units to the neighborhood, further increasing local density. The building is designed by KJO Architecture. Axe Development LLC is the developer for the project.
North Liberty Triangle, a six-story, 84-unit residential development is in progress at 1102-48 North 2nd Street. The development rises in the northern section of Northern Liberties, one of the most active development zones in North Philadelphia and in the entire city. The project, developed by Streamline, consists of a series of mid-rise buildings standing up to six stories, situated on an irregular site between North 2nd Street, Germantown Avenue, and Girard Avenue.
Permits have been issued for a five-story mixed-use structure with ground-floor commercial space and 21 residential units at 2046-50 Lehigh Avenue in East Kensington. The site sits between Frankford Avenue and Amber Street. The structure will be constructed on a footprint of 5,000 square feet and include 21,168 square feet of interior space. Seven bike spaces will be included for residents. Ambit Architecture is the project designer. Grit Construction is the contractor. Construction costs are estimated at $2.75 million.
