A recent site visit by Philly YIMBY has revealed that construction work is nearly complete at a four-story, six-unit mixed-use development at 2731 Federal Street in Grays Ferry, South Philadelphia. The almost completed structure stands at a somewhat wedge-shaped lot at the eastern corner of the junction of Federal Street and Grays Ferry Avenue. Designed by Gnome Architects, the structure spans 9,067 square feet, of which 2,979 square feet of space is designated as commercial, and features a cellar and a roof deck. Permits list the CAL Development Group LP as the contractor and specify a construction cost of $1.1 million.

The project is situated on the southeast corner of Webster and South Taney streets, near the Schuylkill River. Designed by DesignBlendz, the building will span 9,795 square feet. Philly YIMBY’s recsnt site visit has confirmed completion of construction of a four-stoey, five-unit apartment building at 2633 Annin Street in Grays Ferry, South Philadelphia. The development, which replaced a vacant lot on the north side of the block between South 26th and South 27th streets, spans 5,514 square feet and features a roof deck. Permits list GTMO Development as the contractor and specify a construction cost of $400,000.

Construction Still Pending at 1223-45 Washington Avenue in Hawthorne, South Philadelphia

A recent site visit by Philly YIMBY has revealed that construction has still not started on a 12-story, 375-unit mixed-use development at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. Designed by BKV Group, the project will span 372,721 square feet and offer commercial space on the ground floor along Washington Avenue as well as a parking garage with space for 78 cars; parking will also be available for 184 bicycles. Construction costs are specified at $62 million.

Foundations Underway at 1118 North Front Street in Northern Liberties, North Philadelphia

A recent site visit by Philly YIMBY has revealed that construction is underway at a seven-story, 47-unit building at 1118 North Front Street near the confluence of Northern Liberties and Fishtown. Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will take up a footprint of 6,920 square feet and will hold 44,090 square feet of interior space, with just over 900 square feet per average unit. The property will also offer ground-level commercial space, which will positively contribute to the local commercial corridor. The building will be fully sprinkled. Permits list US Construction Inc. as the contractor. Construction costs are stated at $7.04 million.
