For many years now, a Starbucks has occupied a three story building at 337 South Broad Street in Washington Square West. Over the past few years, designs have been revealed to replace the three story building with a 28-story 361-foot tower developed by Dranoff Properties. With Broad Street gaining more attention with development, it will continue the ascent of skyscrapers in Center City and Broad Street as Symphony House did when completed in 2009.

Huge Lot Awaits Construction at 1001 South Broad Street in Hawthorne, South Philadelphia

At 1001 South Broad Street, at the corner of Washington Avenue and South Broad Street in Hawthorne, South Philadelphia, a massive 4.4-acre lot has long remained empty, awaiting development as several proposals have been revealed on the site. The new project, designed by Cope Linder Architects, will soon rise to a height of 426 feet and feature 1,800,000 square feet of residential and retail space. Though the most recent design was unveiled in 2016, not a single shovelful of earth has yet been moved for construction.

Renovation Planned For Pre-War Loft at 2501 Oakford Street in Grays Ferry, South Philadelphia

Permits have been issued for the renovation of a former industrial building located at 2501 Oakford Street in Grays Ferry, South Philadelphia. The former factory is set to receive an extra floor on top of the current four-story structure and to become home to 54 apartments as well as commercial space. Though not mentioned in the latest permit, a similar permit dating to May 2018 also called for artist studios and a roof deck, which would offer sweeping views since the tall-ceiled floors make the structure stand prominently above the low-rise surroundings. The owner is listed as 25th and Oakford LLC, with Reed St builders LLC listed as the contractor.

Construction Begins On 51 Washington Street In Conshohocken

Conshohocken, a quaint town located roughly 11 miles away from Center City, sits within Montgomery county on the left bank of the Schuylkill River. The town has recently seen a large amount of new development, having grown into a strong suburban (in the better sense of the word) force that has helped the Philadelphia metro area blossom. Its latest new development, the 304-unit residential complex at 51 Washington Street, is now under construction.

Permits Filed For 1316 and 1318 North Franklin Street in Ludlow, North Philadelphia

Permits have been issued for 1316 and 1318 North Franklin Street in the neighborhood of Ludlow, located in North Philadelphia. Each permit calls for the construction of a four-story, five-unit structure, making for a combined total of 10 units.

New Addition At 1810 Chestnut Street To Extend The Building To 312 Feet

A six-story, pre-war structure at 1810 Chestnut Street in Rittenhouse Square is slated for a vertical extension that would boost it to a height of 312 feet and 20 stories while preserving the historic facade. The development will feature retail at the ground level, parking in the basement, and residences on the upper floors.

Two zoning permits have been filed for construction of a pair of three-story, single-family residences on two adjoining lots at 2147 and 2149 Cross Street in the Point Breeze neighborhood in South Philadelphia. The pair would replace a fenced-in garden at 2174 and a vacant lot at 2149, wedge-shaped due to its location at the confluence of Cross Street, South 22nd Street, and the diagonal Point Breeze Avenue. LK Builders LLC is listed as the owner for both properties.

East Market Phase 3 Towers Prepare For Foundation Work After Site Clearance

Jefferson Health has already made a great impact on the Market East neighborhood in Center City, yet the campus keeps expanding. In December 2017, the hospital has announced a major lease at 1101 Market Street, long known as the Aramark Tower. The expansion continues as Jefferson is planning a 400-foot Jefferson Health Care Specialty Care Pavilion at 1101 Chestnut Street with 750,000 square feet of medical office space, as well as a 329-foot-tall proposal next door at 1153 Chestnut Street, slated to contain 250,000 square feet of residential space. The two towers, collectively known as East Market Phase 3, will replace a block-spanning, mid-rise commercial and garage structure, which has been recently demolished. BLT Architects and Ennead Architects are listed as project designers.

Construction Progresses On The Locks In Manayunk, Northwest Philadelphia

Construction is well in progress at The Locks, located at 4590 Riverside Way at the Venice Island waterfront in Manayunk. The project includes 63 townhomes with square footage ranging from 2,100 to 3,500 feet. The project, designed by Varenhorst, is replacing what was once an overgrown vacant lot.

Permits have been filed for 2633 Annin Street in Grays Ferry, South Philadelphia. Plans call for a four-story, five-unit structure with a finished basement and rooftop deck. The new construction units will be apartments. The building will replace what is currently a vacant lot with a few trees.
