Permits have been issued for the construction of a multi-family building at 650 North 38th Street in Mantua, West Philadelphia. Designed by KCA Design Associates, the new building will rise three stories tall and span 3,980 square feet, which will hold three apartments. A pilot house at the top of the structure will provide access to a roof deck, which will offer sweeping views of the nearby University City skyline. Construction costs are listed at $450,000 to build.

Construction Nearly Finished at 2710 Ridge Avenue in Brewerytown, North Philadelphia

Philly YIMBY’s recent site visit reveals that construction work is nearly complete at a three-story, five-unit apartment building at 2710 Ridge Avenue in Brewerytown, North Philadelphia. The development is located on the southwest side of the block between North 27th Street and West Glenwood Avenue. Designed by KCA Design Associates, the structure spans 5,850 square feet and features a basement, full sprinkling and a roof deck. Permits list CRBN LLC as the contractor and a construction cost of $800,000.

Broad Street Flats Topped Out at 701 South Broad Street in Hawthorne, South Philadelphia

Construction has reached the topmost point at Broad Street Flats, a seven-story mixed-use development at 701 South Broad Street in Hawthorne, South Philadelphia. Designed by PZS Architects, the building will feature commercial space at the ground floor and 50 residential units. The building will also hold four “hotel rooms,” which will likely be used as apartments. The structure’s floor area spans 50,462 square feet. Permits list Ferraro Construction Group as the contractor and a construction cost of $8 million.

Permits Issued For 141-43 North 4th Street In Old City, Center City

Permits have been issued for a large multi-family development at 141-43 North 4th Street in Old City. Designed by Designblendz, the project includes the complete renovation of the existing four-story building on site. A portion of this building will see a one-story overbuild, while a six-story addition will be constructed at 319 Cherry Street, holding six residential units. There will be 36 residential units in total, with ten bike spaces and 13 parking spaces also included. In total, the square footage of the building will more than double, increasing to 37,566. Construction costs are estimated at $2,860,000.

Construction Nearly Complete at 2243 North Broad Street Near Temple University in North Philadelphia

A recent site visit by Philly YIMBY revealed that construction nears completion at a four-story mixed-use building at 2243 North Broad Street, a block to the north of the Temple University campus in North Philadelphia. Designed by Stuart G. Rosenberg Architects (SgRA), the structure spans 10,297 square feet and holds commercial space on the ground floor and seven residential units that range from studios to two-bedrooms. Features include full sprinkling, space for 15 bicycles, in-unit washer/dryers, and balconies in many of the units. Permits list Ascent Design and Builder LLC as the designer and a construction cost of $700,000.

No Progress Yet at 1101-33 South 9th Street in the Italian Market, South Philadelphia

Our recent site visit has revealed that no construction progress has yet been made at the site of a seven-story, 157-unit mixed-use building at 1101-33 South 9th Street in the Italian Market, South Philadelphia. Designed by BLT Architects, the building will hold 204,351 square feet of space and is expected to cost $52 million to construct. The project will include accessory parking spaces as well as commercial space on the ground floor, likely on South 9th Street, which is a major commercial corridor. Hunter Roberts Holdings LLC is listed as the contractor.

Completion Nears at 1227 South 4th Street in Dickinson Narrows, South Philadelphia

Construction work is nearing completion at a three-story single-family rowhouse at 1227 South 4th Street in Dickinson Narrows, South Philadelphia. The structure is situated on the southeast corner of the intersection of 4th and Titan streets. Designed by Harman Deutsch Ohler Architecture, the building spans 3,902 square feet and features full sprinkling, a cellar, and a roof deck. Permits list Gerard W. Haley and Saxby J. Harley as the owners and David Schwartz Construction Inc. as the contractor.

Permits Issued For 1717 North 42nd Street In Parkside, West Philadelphia

Permits have been issued for a six-unit apartment building at 1717 North 42nd Street in Parkside, West Philadelphia. Upon completion, the new building will stand three stories tall. In total, the building will hold 5,080 square feet of interior space. Construction costs are estimated at $280,000.

Renovation Permits Issued for 161 and 176 Conarroe Street in Manayunk, Northwest Philadelphia

Permits have been issued for two multi-family developments, located on the same block, at 161 and 176 Conarroe Street, in Manayunk, Northwest Philadelphia. At 161 Conarroe Street, plans call for the addition of an interior elevator and garage area. The rest of the building will be converted to hold more residential space, with 20 apartments added inside. In total, the building will offer 33,520 square feet of space, and renovation work is expected to cost $2 million. At 176 Conarroe Street, a very similar project is in the works. The three-story building will see its interior renovated into 15 apartments. In total, this building will offer 23,300 square feet of space, with renovation costs estimated at $1.5 million. Between the two projects, 35 residential units will be added to the block.

Construction Imminent at Village Square on Haverford in Mantua, West Philadelphia

At the start of the year, Philly YIMBY announced that partial permits were filed for Village Square on Haverford, a multi-family development at 3611 Haverford Avenue in Mantua, West Philadelphia. Today we look at the renderings for the 166-unit multi-family development that will span several adjacent sites on two blocks bordered by Haverford Avenue to the south, Wallace Street to the north, North 36th Street to the east, and North 39th Street to the west. Designed by WRT and developed by Lomax Real Estate Partners and the Mount Vernon Community Development Corporation, the project will consist of several buildings ranging from three to six stories and will offer retail, a mix of rental and condominium units, green promenades, and public art.
