Last month, YIMBY visited the site of the six-story, 453-unit apartment building proposed at 2621-67 Frankford Avenue in East Kensington, where construction permits have been issued last year and construction preparation appears imminent. Today we take a detailed look at the massive building that is one of the largest on the drawing boards in Philadelphia. Designed by Harman Deutsch Ohler Architecture (HDO Architecture), with Turn Key Realty LLC as the contractor, the massive structure will hold 412,703 square feet of space and cost at $72 million to construct. The development will offer ample outdoor space for residents and will be a major boost to a rapidly-growing, high-density residential district.

Facade Rises at The Bordeaux in Brewerytown, North Philadelphia

In April of last year, YIMBY reported foundation work is underway at The Bordeaux, a five-story mixed-use building at 2600 West Girard Avenue in Brewerytown, North Philadelphia. Since that time, construction has made significant progress. Our recent site visit has revealed that the structure has been topped out and a red brick facade is steadily climbing up the structure’s exterior. Designed by Ambit Architecture and developed by the Argo Property Group, with Tester Construction Group as the contractor, the building rises at the southwest corner of Girard Avenue and North 26th Street and will span 17,365 square feet, which will include a 3,500-square-foot ground-level retail space and 16 residential units. Permits list a construction cost of $2.75 million.

Permits have been issued for The Wagon House, a four-story mixed-use building at 1935 North 2nd Street in Olde Kensington. The structure will replace a garage and an adjacent lot on the east side of the block between West Berks Street and West Norris Street. Designed by Ambit Architecture, the structure will rise from a combined lot at 1935-39 North 2nd Street and span 10,640 square feet, which will include 1,000 square feet of ground-level commercial space and 13 residential units. The building will feature a basement, full sprinkling, and parking for four bicycles. Permits list Baltimore Select Properties as the contractor and a construction cost of $1.8 million.
