Permits have been issued for the construction of an eight-unit mixed-use building at 1514 North American Street in Olde Kensington. Upon completion, the new building will rise three stories tall and hold 9,963 square feet of space. A commercial space will sit at the ground floor. A pilot house will lead to the roof of the building. Kevin O’Neill is listed as the design professional behind the project, with Sparti Construction listed as the contractor. Construction costs are listed at $1,245,375.

Permits Issued for Three-Unit Building at 2421 North 7th Street in North Philadelphia East

The stunning resurgence of the long-devastated interior of North Philadelphia East continues unabated. Following a string of recent residential submissions in the immediate vicinity, permits have been issued for yet another addition to the neighborhood, this time at 2421 North 7th Street. The building will replace part of a large vacant lot situated on the east side of the block between West York Street and West Cumberland Street, a few blocks to the northeast of Temple University. The submission calls for a ground footprint of 1,280 square feet, interior area of 2,559 square feet (which translates to around 850 square feet per apartment), and a roof deck. Permits list Old Kensington Holdings L. as the owner, Christopher Menna as the design professional, and JPL Construction Inc. as the contractor, the latter being a team behind many of the recently-proposed surrounding developments. Construction costs are specified at $180,000.

Construction progress continues at The Maven, a 28-unit mixed-use development located at 1533 Ridge Avenue in Francisville, North Philadelphia. Designed by CANNOdesign and developed by Khosla Properties, the building already stands at its final height of five stories. Upon completion, the 23,665-square-foot project will offer commercial space on the ground floor and residences consisting of studios, one-bedroom, and two-bedroom apartments. Tester Construction is the development’s general contractor. Construction costs are estimated at $3.9 million.

Upon completion, the new building will rise four stories tall and will feature 15,649 square feet of space, which includes commercial space on the ground floor. Permits have been issued for the construction of two three-story, three-unit residential buildings at 6602 and 6604 Lansdowne Avenue in Carroll Park, West Philadelphia. The adjacent structures will rise on a vacant lot just off the intersection of Landsowne Avenue and North 66th Street. The two appear to be developed in conjunction as the same team is listed for each, and will apparently be twinned as the pair shares the exact same figures. Each building will span a ground footprint of 1,484 square feet, contain 3,051 square feet of interior space (granting an average of around 1,000 square feet per unit), and feature full sprinkling. Permits for each property list City Block Acq VIII LLC as the owner, Scott Woodruff as the design professional, and AIMES LLC as the contractor. Construction costs are specified at $389,900 per structure.

Permits have been issued for Dilworth House, an 11-story development set to stand at 223 South 6th Street in Society Hill, Center City. Designed by Cope Linder Architects, the new building will offer 10 residential units, all ultra-luxury condominiums. The project will contain 56,634 square feet of interior space and include 20 valet-served parking spades situated underground, set to be accessed from Randolph Street. Construction costs are estimated at $7.5 million as per the permit.

Permits Issued for 14-Unit Building at 2500 North Mascher Street in West Kensington

The ongoing urban revival continues in West Kensington with a permit issue for a four-story, 14-unit residential building at 2500 North Mascher Street. The development will replace a vacant lot at the northwest corner of North Mascher and West Cumberland streets, and will likely extend across the block to Mutter Street to the west. The building will span a 2,867-square-foot ground footprint and hold 14,337 square feet of interior space, which averages to just over 1,000 square feet per typical unit. The project will feature a cellar, full sprinkling, and roof decks, which promise sweeping skyline vistas due to the building’s prominence above the surroundings. Permits list Laurie Korbin and Erika D. Millman-White as owners, Nicholas Coluter of KCA Design Associates as the design professional, and LNHA New Homes LLC as the contractor. Construction costs are stated at $1.5 million.

Designed by BLT Architects, the building will rise on the west side of the block between West Wildey Street and Girard Avenue, just to the south of the Girard Avenue Station on the Market-Frankford Line. The structure will take up a footprint of 6,920 square feet and will hold 44,090 square feet of interior space, with just over 900 square feet per average unit. The property will also offer ground-level commercial space, which will positively contribute to the local commercial corridor. The building will be fully sprinkled. Permits list US Construction Inc. as the contractor. Construction costs are stated at $7.04 million.
