New Renderings Revealed for Schuylkill Yards in University City, West Philadelphia

New renderings have been revealed for the Schuylkill Yards megadevelopment situated on the western bank of the Schuylkill River in University City in West Philadelphia. The project has been in planning for years, and construction has finished on the Bulletin Building as well as Drexel Square, the first phase and center point for the development. Earlier this year, construction timelines have been announced for three more proposed towers. Now, developer Brandywine Realty has unveiled more renderings with updated designs.

Construction is underway at Piazza Terminal, a multi-building, mixed-use complex at 1075 Germantown Avenue in Northern Liberties, North Philadelphia. The complex will span 1,166,980 square feet of floor space, with slightly over half of the space (around 682,000 square feet) dedicated to 1,144 market-rate residential units. Much of the rest of the space will be dedicated to functions such as retail, which will cluster around a central public promenade. The project is being built by Post Brothers, a locally based developer with a headquarters immediately south of the site, and is designed by the BKV Group.

Construction is underway at The Views at Penn Treaty at 1143-51 North Delaware Avenue, a residential development in Fishtown, Kensington, consisting of 19 luxury townhouses sited on the Delaware River waterfront. Each of the townhouses rises four stories plus an upper level with two roof decks and a pilot house. The development ranks among the city’s most luxurious real estate offerings. According to the official website, prices begin at roughly $1.9 million. The townhouses will span from 3,966 to 5,500 square feet and will feature three to five bedrooms, private elevators, two-car garages, and private access to adjacent Penn Treaty Park. Gotham Bedrock, LLC and The Cohen Team at Keller Williams Philadelphia are the developers behind the project, with Abitare Design Studio as the architect.

116-Unit Complex Proposed for 1121 North Delaware Avenue in Fishtown, Kensington

Developer Shovel Ready LLC and architect Abitare Design Studio are planning to transform an overgrown vacant lot at 1121 North Delaware Avenue into Pier Village, a 116-unit, multi-building residential complex. The site is located on the Delaware River waterfront in Fishtown, Kensington, between the Rivers Casino Philadelphia to the south and Penn Treaty Park less than half a block to the north. The development will consist of two mid-rise apartment buildings, one with 53 and another with 35 units, and 28 rowhouses, each rising four stories tall.

Demolition Work Slowly Starts at 1130 North Delaware Avenue in Fishtown, Kensington

Demolition activity has begun at 1130 North Delaware Avenue, the site of a planned ten-story, 244-unit development in Fishtown, Kensington. Designed by Varenhorst Architects and developed by Streamline, the project will face the Delaware River across the avenue and will include parking for 49 vehicles and 102 bicycles, as well as public space on the west side of the building. At the moment, a single-story furniture store with a large parking lot occupies the site.

110-Unit Development Proposed at 1525 North American Street in Olde Kensington, North Philadelphia

Permits have been issued for the construction of 1525 North American Street, a six-story, 110-unit residential project proposed in Olde Kensington, North Philadelphia. Developed by Six Acre Capital in collaboration with design architect Leong Leong and architect of record Harman Deutsch Architecture, the building will feature retail at the ground floor, as well as parking for 23 vehicles and 51 bicycles. The property is located on the east side of the block between Jefferson Street and West Oxford Street.

1300 Fairmount Avenue Nears Completion in Poplar, North Philadelphia

Completion nears at 1300 Fairmount Avenue, a 185-foot-tall, 14-story mixed-use development located in Spring Garden, North Philadelphia. The high-rise structure contains 625,000 square feet and will include a 58,700-square-foot Aldi supermarket, a 12,000-square-foot preschool, 487 apartments, and 287 parking spaces. RAL Development is the developer and Cope Linder Architects is the project designer. At the moment, construction is nearly finished at both the exterior and the landscaping.

Demolition Work Underway for 918-80 North Delaware Avenue in Northern Liberties, North Philadelphia

A large, irregularly-shaped lot at 918 North Delaware Avenue in Northern Liberties in North Philadelphia is being redeveloped into Wellshaus, a six-building complex that will bring retail and 462 units to the rapidly growing neighborhood. Developed by Core Realty and designed by L2Partridge, the buildings will rise eight stories and will stand out prominently thanks to their sheer bulk.

Rendering Revealed for Broad Street Flats at 701 South Broad Street in Hawthorne, South Philadelphia

A rendering has been released for Broad Street Flats, a seven-story mixed-use building at 701 South Broad Street in Hawthorne, South Philadelphia. Located on a 9,000-square-foot lot at the southeast corner of South Broad Street and Bainbridge Street, the structure will contain ground-floor retail space and 50 residential units above. An additional four “hotel rooms” will be included in the project, likely apartments positioned as short-term rentals. Hightop Broad Acquisition is the listed owner.

Permits Filed for Multi-Family Building at 5143 Irving Street in Walnut Hill, West Philadelphia

The structure will span a 2,506-square-foot footprint and will feature balconies and roof decks.
