Facade Rises at The Bordeaux in Brewerytown, North Philadelphia

In April of last year, YIMBY reported foundation work is underway at The Bordeaux, a five-story mixed-use building at 2600 West Girard Avenue in Brewerytown, North Philadelphia. Since that time, construction has made significant progress. Our recent site visit has revealed that the structure has been topped out and a red brick facade is steadily climbing up the structure’s exterior. Designed by Ambit Architecture and developed by the Argo Property Group, with Tester Construction Group as the contractor, the building rises at the southwest corner of Girard Avenue and North 26th Street and will span 17,365 square feet, which will include a 3,500-square-foot ground-level retail space and 16 residential units. Permits list a construction cost of $2.75 million.

Permits have been issued for the construction of a multi-family building at 2401 Harlan Street in SharswoodNorth Philadelphia. The new building will rise three stories tall once completed. There will be six residential units within the structure, adding a solid density boost for such a small parcel. In total, the new building will hold 3,884 square feet of space. Construction costs are estimated at $1,133,505, with comes out to under $189,000 per unit.

Permits Issued for The Wagon House at 1935 North 2nd Street in Olde Kensington

Permits have been issued for The Wagon House, a four-story mixed-use building at 1935 North 2nd Street in Olde Kensington. The structure will replace a garage and an adjacent lot on the east side of the block between West Berks Street and West Norris Street. Designed by Ambit Architecture, the structure will rise from a combined lot at 1935-39 North 2nd Street and span 10,640 square feet, which will include 1,000 square feet of ground-level commercial space and 13 residential units. The building will feature a basement, full sprinkling, and parking for four bicycles. Permits list Baltimore Select Properties as the contractor and a construction cost of $1.8 million.

The structure will replace a vacant lot on the north side of the block between Wiota Street and North Preston Street. Designed by Cadre Design & Development, the building will feature a basement and two private roof decks. Permits list Yuhua Wang and Emily Xiao as the owners, JS General Contractor Inc. as the contractor, and a construction cost of $150,000.

A Detailed Look at The Frankford, a 150-Unit Mixed-Use Development Proposed at 1120 Frankford Avenue in Fishtown, Kensington

Last month, Philadelphia YIMBY shared an overview of The Frankford, a six-story, 150-unit mixed-use residential and retail development proposed at 1120 Frankford Avenue in Fishtown, Kensington. Today we take a closer look at the proposal via building elevations, floor plans, and other detail. Designed by BLT Architects and developed by US Construction, the structure (which is also known under its full address of 1120-36 Frankford Avenue) will span nearly 100,000 feet of space, offering 7,166 square feet of ground-level retail and 83,372 square feet of residential space split between units ranging from studios to two-bedroom apartments, with studios being the predominant variant. The structure will feature two elevators, storage for 50 bicycles, outdoor space for residents (which includes a dog run), a roof deck, and a green roof. No parking spaces will be included. The proposal is still undergoing the Civic Design Review process, so no permits have yet been filed.
