Construction has been completed at a four-story, six-unit apartment building at 1721 North 21st Street in Cecil B. Moore, North Philadelphia, near Temple University. Designed by Designblendz, the structure replaces a vacant lot on the east side of the block between Cecil B. Moore and West Montgomery avenues. The building rises from a 2,480-square-foot footprint and offers 10,803 square feet of interior space, which lends a generous average of around 1,800 square feet per apartment. Permits list Structure Labs as the structural engineer, Hutec Engineering as the MEP engineer, and GRIT Construction as the contractor. Construction costs are specified at $1.1 million.

Permits have been issued for the construction of a 14-story mixed-use commercial tower at 3151 Market Street in University City, West Philadelphia. Designed by Gensler and developed by Brandywine Realty Trust, the building will yield 495,000 square feet, rising as part of the massive Schuylkill Yards development. A lobby and retail space will occupy the majority of the ground floor. Office and laboratory space will be situated on the floors above, adding much-needed lab space to the University City market. The tower also feature a green roof. Permits list construction costs at just over $41 million.

New renderings have been revealed for a 157-unit mixed-use building at 419 Bainbridge Street in Queen Village, South Philadelphia. Designed by Bernardon, the development will proceed by right, and will stand seven stories tall upon completion. Two commercial spaces will be situated on the ground floor along Bainbridge Street. The building will feature a roof deck and parking for 35 cars and 82 bicycles.

Lot Sits Vacant at Site of 57-Unit Building Planned at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia

Although construction permits have already been issued, construction has not yet begun at the site of the four-story, 57-unit apartment building proposed at 1622-40 Point Breeze Avenue in Point Breeze, South Philadelphia, as revealed by a recent Philly YIMBY site visit. Designed by JKRP Architects, the structure will rise on the west side of the block between Fernon and Morris Streets, with the zoning lot (but not the planned structure itself) extending to Fernon. The building will span a footprint of 10,282 square feet and will contail 51,905 square feet of interior space. Development features will include elevator service, a roof deck, a green roof, and parking for 19 bicycles. Permits list OCF Construction as the contractor and a construction cost of $2.08 million.

Philly YIMBY’s recent site visit has confirmed the completion of a three-story single-family rowhouse at 2141 Catharine Street in Graduate Hospital, South Philadelphia. The property replaces a two-story prewar rowhouse on the north side of the block between South 21st and South 22nd streets. The structure features full sprinkling, a basement, and a roof deck. Permits list Aston Enterprises LLC as the owner, David P. McArthur as the architect, and Montebello Homes as the contractor.

Designed by CANNOdesign, the new building will yield a total of 152,635 square feet of space, including 11,130 square feet of commercial space on the ground floor, with residential units above. The project will include parking for 31 cars and 50 parking bicycles. Construction costs are listed at $20 million.

A recent site visit by Philly YIMBY has revealed that work is well underway at the six-story, 247-unit mixed-use building under construction at 2101 Washington Avenue in Graduate Hospital, South Philadelphia. Designed by JKRP Architects and developed by OCF Realty, the project spans the north side of the block between South 22nd and South 23rd streets. The sizable structure rises from a 49,800-square-foot footprint and will offer 195,131 square feet of interior space, which will include nearly 40,000 square feet of ground-level commercial space. Philly YIMBY recently visited the construction site of the single-family rowhouse at 1602 South 13th Street in East Passyunk, South Philadelphia, and discovered that work is nearing completion at the three-story structure. The building rises on the west side of the block between Tasker and Morris streets, one house away from the intersection of 13th and Tasker streets. The development involves a near-complete overhaul of an existing rowhouse, which will increase the size of the structure from 2,685 to 2,870 square feet. Permits list Dennis Du and Khoa D. Du as owners, Toner Architects as the designer, and James DeSimone of DeSimone Contracting as the contractor. Construction costs are specified at $200,000.

Building features will include full sprinkling, balconies in select units, and roof decks that promise to offer sweeping vistas of the skylines of nearby Center City and University City. The project consists of a three-story vertical extension. The development consists of a three-story vertical extension to an original single-story structure, where a restaurant will be retained on the ground floor and 8,475 square feet of residential space will be added above. The building will feature a basement and full sprinkling. Permits list 2302 Grays Avenue L as the owner and Donald Plummer as the contractor. Construction costs are specified at $1 million.
