The Point Breeze neighborhood in South Philadelphia has seen a growing number of new residential projects in recent years, and one of the largest of the type now on the drawing boards for a site at 1622-40 Point Breeze Avenue. The four-story, 69-unit building will rise above the neighborhood dominated by two- to three-story rowhouses, and its 51,410 square feet will make it one of the area’s largest structures. The multi-family residential structure is designed by JKRP Architects. The building will include a bike room and a green roof.

Residential Building Planned for 1700-30 North Howard Street in Norris Square, North Philadelphia

The neighborhood of Norris Square in North Philadelphia is seeing a climb in the amount of proposed development. At 1700-30 North Howard Street, a new proposal will rise from the corner of Cecil B. Moore Avenue and North Howard Street near Fishtown. The 91,230-square-foot structure will incorporate an industrial pre-war façade and a new six-story addition, with a total of 3,850 square feet of commercial space and 87,650 square feet of residential space including amenities. The building will include 110 residential units and 35 parking spaces. The development will be a substantial addition to the generally low- and mid-rise neighborhood.
