Permits have been issued for a multi-family conversion of 943-49 Washington Avenue in Bella Vista, South Philadelphia. An extension will be added to the structure, which will stand a total of five stories tall upon completion and contain 24 residential units. Permit lists TBC LLC as the contractor, with Lonny Rossman as the design professional. The building will hold 29,535 square feet of space and cost an estimated $4.2 million to build.

Permits Issued for Four-Unit Building at 1436 Parrish Street in Francisville, North Philadelphia

The construction boom in Francisville continues unabated with the issue of permits for a three-story, four-unit residential building at 1436 Parrish Street in the rapidly growing lower North Philadelphia neighborhood. The site is owned by Rubin Realty LLC, which also owns several nearby properties where similarly-scaled new developments were recently announced at 1424 Parrish Street, 1434 Parrish Street, and 830 Burns Street. As with the above-mentioned projects, the developer has secured Alexander Fiskman as the architect and Modern Solution LLC as the contractor. Construction is expected to cost $180,000.

Construction Progresses at The Birch at 51 Washington Street in Conshohocken

Construction is progressing at The Birch at 51 Washington Street in Conshohocken. Developed by LCOR, the project will stand five stories tall upon completion. A total of 304 residential units will be situated within the structure. The project will be going through going to a zoning hearing today to seek permission to include the project’s name in the structure, which can be seen on the renderings shown in the article.

Construction Progresses On Matson Mill In Conshohocken

Significant construction progress has been made on Matson Mill, a large multi-family development at 101 Washington Street in Conshohocken. Designed by Hord Coplan Macht, the building rises five stories tall and will include 280 residential units that will be arranged as studio, one-, or two-bedroom apartments. The project is located next to the Schuylkill River Trail and will also include 310 parking spaces to support residents’ transportation needs. IMC Construction is the project contractor.

GIANT Supermarket Opens at Riverwalk North Tower in Center City West

The large GIANT supermarket located on the first two levels of the Riverwalk north tower at 60 North 23rd Street has officially opened, bringing a new shopping hub to Center City West. Designed by Gensler and developed by PMC Property Group, the tower stands prominent at the Schuylkill River Trail, and the way the façade takes in daylight in a dramatic fashion, with metal cladding manipulating creating different shades. The two-tower project will have 711 units, and the shorter north tower will have 331 units above the podium floors. The tower, which replaces a large parking lot, stands 315 feet tall and 28 stories above ground.

Permits Issued for 50-Unit Development at 901 Leland Street in Francisville, North Philadelphia

Permits have been issued for the construction of a large mixed-use development at 901 Leland Street in Francisville, North Philadelphia. The building will rise six stories and will include 50 residential units and commercial space. The permit lists Ferraro Construction as the contractor for the development and Jerry Roller as the design professional. In total, the building is expected to hold 46,792 square feet of space. Construction costs are estimated at $5 million.

Steel Erection Continues at Broad Street Flats at 701 South Broad Street in Hawthorne, South Philadelphia

Construction is making progress at the Broad Street Flats at 701 South Broad Street in Hawthorne, South Philadelphia, where several steel beams have been erected. Developed by Hightop Development, the seven-story project will extend help create a sense of canyon-like enclosure at South Broad Street. The building will feature retail space at the ground floor and 54 residential units above.

Construction Progresses at 2119 North Front Street in East Kensington

Construction is progressing rapidly on a mixed-use development at 2119 North Front Street in East Kensington. Designed by Kore Design Architecture and built by Tester Construction, the building rises four stories tall ad will feature a commercial space at the ground floor, with 14 residential units above. The project will also include a roof deck.

Permits Issued for 42-Unit Development at 1429-31 Federal Street in Point Breeze, South Philadelphia

Permits have been issued for a the construction of a 42-unit mixed-use residential and commercial development at 1429-31 Federal Street in Point Breeze, South Philadelphia. Upon completion, the building will rise four stories tall and will feature retail space at the ground floor. A green roof at the top of the building and will be accessible via pilot houses. The project will also include 14 bike spaces. The permit lists Top Gun Enterprises as the contractor for the development, and Vincent Mancini as the design professional. In total, the building will hold 34,668 square feet of space, and will cost an estimated $3.8 million to build.

Permits Issued for 24-Unit Building at 2738 Federal Street in Grays Ferry

Permits have been issued for the construction of a five-story multi-family building at 2738 Federal Street in Grays Ferry, South Philadelphia. The development will offer 23,914 square feet of floor space and will include 24 condominium units, a cellar, balconies in the front and rear of the structure on the second through fourth floors, and a roof deck above the fourth floor. Four accessory parking spaces will be included in the project, with one set to be ADA and van accessible, as well as 12 bicycle spaces. Gnome Architects is listed as the architect for the project, with GRIT Construction taking up the contracting work. Construction costs are estimated at $1,434,870.
