Developer Acquires Site for 382-Unit Building Proposed at 501 Spring Garden Street in Northern Liberties, North Philadelphia

Developer RREI LLC, run by the father-son team of Neal and Victor Rodin, has announced the completion of the $16 million purchase of the 105,899-square-foot lot at 501 Spring Garden Street (aka 501-39 Spring Garden Street) in Northern Liberties, North Philadelphia, where they plan to construct a large mixed-use project. Designed by BLT Architects, the 13-story building will feature 382 residences and 60,810 square feet of retail, as well as 211 parking spaces. The acquisition was complicated by the site’s ownership being split between 11 different entities, and took five years to complete as the result. Having finally completed the transaction, the team is ready for the next steps in adding this important project to the up-and-coming neighborhood.

Philly YIMBY recently shared new site plans and renderings for Torresdale Manor Residences, a townhouse development planned at 3600 Grant Avenue in the Academy Gardens section of Torresdale, Northeast Philadelphia. Designed by Abitare Design Studio, the project will rise at the former site of a once-renown aquatic center, shuttered after a devastating 2017 fire. The proposal includes 30 single-family residences, a new roadway, and a nature trail along the adjacent Byberry Creek. Two-Towered Development Planned at 200 Spring Garden Street and 412 North 2nd Street in Northern Liberties

In the last few days, details have been slowly coming to light about a large potential development planned for 200 Spring Garden Street and 412 North 2nd Street in the zone situated between Northern Liberties and Old City. National Real Estate, the developers of the massive East Market complex in Center City, is behind the project. One of the two planned high-rises is a 14-story tower situated at 2nd and Spring Garden that will hold 355 residential units. The tower will stand 149 feet tall and will also include 105 parking spaces. The other building will be located at 412 North 2nd Street and will stand 244 feet and 23 floors high. Here, 397 residential units will be situated along with 106 parking spaces.

900 North 8th Street Site Remains Cluttered In Poplar, North Philadelphia

The Poplar neighborhood in North Philadelphia continues to grow, with new developments nearing completion, under construction, or in planning. At 900 North Street, a project called The Delilah will consist of two buildings connected by sky bridges. Designed by Cosica Moos Architecture and developed by the APOM Holdings, the project will feature the east building rising to a total height of 134 feet and 11 stories, while the west building will rise 154 feet and 12 stories.
