One Dock Street Awaits Construction in Society Hill, Old City

The tenth-tallest building on Philly YIMBY’s December 2020 Development Countdown is the 380-foot-tall, 31-story One Dock Street in Society Hill, Center City. Designed by Bower Lewis Thower Architects, the proposal shares the address with the adjacent Philadelphia Marriott Old City and will feature 272 rental units. The building will stand just to the east of I.M. Pei’s 309-foot-tall Society Hill Towers, which in 1964 sprung into the skyline of Old City, one of the city’s oldest districts. Our recent site visit revealed no progress at the site as of yet.

Permits have been filed for the construction of a six-story, 27-unit mixed-use structure at 1813 North Howard Street in Norris Square, North Philadelphia. An industrial space will be located in the basement of the building, with parking and building amenity space taking up the ground floor. Designed by Coscia Moos Architecture, the building rise from a 3,835-square-foot footprint and yield 28,358 square feet. Tester Construction is the specified contractor. The construction cost is listed at $5,365,030.

Permits have been issued for the construction of a four-story, 12-unit multi-family structure at 752-54 South 16th Street in Graduate Hospital, South Philadelphia. The building will span a 4,300-square-foot footprint and hold 18,348 square feet of space as well as four bicycle spaces and a roof deck. The development utilizes a mixed-income bonus. Hunter Investments LLC is the listed owner. Construction costs for the project are estimated at $1,701,000.

Riverwalk North Tower Interiors Underway, South Tower Nearing Halfway Point in Center City West

One of the most visible projects in progress in Center City is the two-towered Riverwalk development at 60 North 23rd Street, which ranks at number 13 on Philly YIMBY’s December 2020 Development Countdown. The project is designed by Gensler and the developed by PMC Property Group, which is behind a number of projects in the surrounding Center City West neighborhood. The 315-foot-tall, 28-story north tower is topped out and the south tower, which will stand 362 feet and 32 floors tall, is nearing the halfway point. The two hulking structures, located just to the west of the Schuylkill River and the Schuylkill Trail, already dominate the area. Both rise from a massive base that was originally planned to be connected by a glass-covered sky bridge. The development will yield a total of 711 residential units, with 331 units in the north tower and 380 units in the south tower.

Renderings Revealed for a Massive Development at 2621-67 Frankford Avenue in East Kensington

Just under two days ago, Harman Deutsch Ohler Architecture revealed the renderings for a massive residential development proposed at 2621-67 Frankford Avenue in East Kensington. The firm showcased the design a series of renderings, which are part of a package submitted to the city for a Civic Design Review, via Instagram, without any additional details. At the moment, little is known about the development’s latest design iteration, except that the the building, developed by Grand Street Development, will rise six stories, include ground-level retail, and hundreds of residential units, making it one of the largest proposals in the area.

New Renderings Revealed for Mural West at 523 North Broad Street in Poplar, North Philadelphia

At number 14 on Philly YIMBY’s December 2020 Development Countdown is Mural West, a 363-foot-tall mixed-use building proposed at 523 North Broad Street in Poplar, North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will yield 10,287 square feet of retail space, 47,587 square feet of commercial/medical space, 68,000-plus square feet of office space, a roof deck with potential restaurant space, and a public plaza. The tower will bring a dramatic skyline change to lower North Broad Street, where a number of developments are underway. Philly YIMBY’s recent site visit revealed no signs of construction yet, with the parking lot at the site still active.
