Construction is gaining momentum at 1602 South 13th Street in East Passyunk, South Philadelphia. The development consists of for full alterations to a single-family rowhosue built in 1915 on an iconic stretch of South 13th Street. The property originally boasted five bedrooms and one bathroom while rising three stories with a total construction area of 2,870 square feet. Full masonry work is taking place along with major alterations to the facade of the building. Concrete and brick work is being done by DeSimone Contracting.

The renovated area will measure 2,905 square feet while the new addition will measure 600 square feet. A roof deck will also be built. Permits have been issued for the construction of a three-story mixed-use building at 2454 North 2nd Street in West Kensington. The ground floor will hold artist studios and artisan industrial space. The upper two floors will hold five residential units. In total, the building contain 8,172 square feet of interior space. Anthony Tsirantonakis is listed as the design professional, with Salini Brothers Ornamental Iron Work listed as the contractor. Permits specify a construction cost of cost $1.1 million.

Topping Out Ceremony Held At The Laurel Rittenhouse In Rittenhouse Square, Center City

On September 28th, a topping out ceremony was held on the 47th floor of The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City. Designed by Solomon Cornwell Buenz and developed by the Southern Land Company, with the Harman Group as the structural engineer, the tower now stands at its final height of 599 feet and 48 stories. The building stands prominently in the Philadelphia skyline over the course of this year and is now clearly visible from the southern direction. The building will include 185 rental units and 64 luxury condominiums, as well as amenity space, retail, and an Equinox gym for residents.

Groundbreaking Held for 142-Unit Rental Development at 4300 Ridge Avenue in East Falls, Northwest Philadelphia

The development boom on the East Falls waterfront continues unabated with the start of the construction on a major residential development near the left bank of the Schuylkill River. Method Co. and Cimbra Partners have recently announced the groundbreaking of a five-story, 142-unit rental development at 4300 Ridge Avenue. Designed by Morris Adjmi Architects, the 135,000-square-foot complex will feature a wide array of resident amenities, while 10,450 square feet of retail and a public art installation, undertaken in conjunction with the city’s Percent for Art Program, will enliven the pedestrian experience.

Designed by L2Partridge and developed by Core Realty, the complex, alternately known as 918-80 North Delaware Avenue, will hold a total of 418,480 square feet of space and 426 residential units project will include within five seven-story buildings. The newly filed permits cover two minor adjunct buildings that will hold retail and amenity space.

Permits have been issued for the construction of a three-story, three-unit residential building at 2503 North 7th Street in North Philadelphia East. The structure will replace a vacant lot on the east side of the block between West Cumberland and West Huntingdon streets. The building’s footprint will span 1,358 square feet. The interior will offer 3,605 square feet of living space, translating into apartments averaging 1,202 square feet each. The development will feature full sprinkling and a roof deck, which will offer sweeping skyline views. Permits list Point Breeze Holdings LLC as the owner, Christopher Menna as the design professional, and JPL Construction Inc. as the contractor. Construction costs are specified at $180,000.

Designed by JKRP Architects and developed by LD Investment Partners LLC, the building will now rise 199 feet ant 18 stories tall, and will now hold 198 residential units.
