Permits have been issued for the construction of a 46-unit complex at 207-11 Vine Street in the Old City section of Center City. Designed by CANNOdesign, the development’s centerpiece will be a six-story building located at 211 Vine Street that will span 61,694 square feet. The project will also involve the construction of two new townhouses, located at 207A and 207B and 209 Vine Street, a multi-family renovation of a historic prewar house at 209 Vine Street, and the addition of 18 parking spaces to the site.

Construction Progress on The Hive Residences in Allentown, PA

Construction is making steady progress at The Hive Residences, a 256-unit multi-family development underway at 107 North 7th Street in Allentown, PA. Designed by BERNARDON and developed by City Center Allentown, the complex will consist of two new buildings, each standing four stories tall, with retail space on the ground floor and live-work arrangements in select units.

Garage Demolished at 316-20 South 11th Street in Washington Square West, Center City

A parking garage has been demolished at 316-20 South 11th Street in Washington Square West, Center City, the site of a future townhouse development. When completed, the structure will add nine new townhomes to the site, each standing four stories tall. The buildings will feature stately exteriors with what appears to be a very high standard of brickwork and a molding band running above the second floor and an elaborate cornice situated at the parapet. The tan brick façade will feature large, attractive windows with grid-shaped frames. Each home will have access to an off-street parking garage via a covered drive aisle.

Permits Issued for Two Single-Family Homes to Replace Prewar Rowhouses at 2608 and 2610 Pine Street in Fitler Square, Center City

Permits have been issued for the construction of a pair of single-family houses at 2608 Pine Street and 2610 Pine Street in Fitler Square, Center City. The buildings will replace two attractive, well-preserved prewar rowhouses, which are part of an intact ensemble that spans the entire block. Each building will feature a roof deck. Permits list Judith M. Crossan Sanicky and William M. Sanicky as owners for the building planned at number 2608, which will span a footprint of 768 square feet, and Margaret Connor Porter and Scott. T Porter for its neighbor at number 2610, which will rise from a footprint measuring 910 square feet.

Permits have been issued for the construction of an 11-unit multi-family building at 809 Diamond Street in North Philadelphia East. Upon completion, the new building will rise four stories tall, with an access structure leading to a roof deck at the top of the building. In total, there will be 11,360 square feet of space within the building, which is expected to cost $1.5 million to build. KCA Design Associates is the design professional listed for the development, with Tester Construction as the contractor.

Construction Advances at Broad Street Flats at 701 South Broad Street in Hawthorne, South Philadelphia

Construction has made significant headway at the Broad Street Flats at 701 South Broad Street in Hawthorne, South Philadelphia since YIMBY’s last visit to the site in April of 2021. Five floors are currently being framed, with two more still on the way. Developed by Hightop Development, the structure will house 54 residential units and with retail space on the ground floor.

Major construction progress has been made at the single-family home at 1355-1357 Kater Street in Hawthorne, South Philadelphia. The building is nearing completion after two attached rowhouses were leveled in March 2021 to make room for the new structure. The current four-story building holds 4,700 square feet, a two-car garage, and a roof deck. Kevin Orndorf is listed as the design professional. Construction costs are stated at $500,000.

The building will stand three stories tall and include a basement. The wood-framed structure will cost an estimated $500,000 to construct. Brett Harman is the design professional for the project, with Sinchi Brothers Construction as the contractor.

Permits have been issued for the construction of a four-story, 166-unit multi-family building at 1201 West Girard Avenue in Yorktown, North Philadelphia. Designed by Landmark Architectural Design LLC, the 118,298-square-foot structure will reintroduce significant residential presence to a site formerly occupied by a suburban-style pharmacy, helping restore the area to its vibrant prewar density level. Permits list OCF Construction LLC as the contractor and a construction cost of $17.2 million.
