A recent site visit by Philly YIMBY has revealed significant construction progress at a 13-story, 382-unit mixed-use high-rise at 501 Spring Garden Street in Northern Liberties, Lower North Philadelphia. Designed by Bower Lewis Thrower Architects (aka BLT Architects) and developed by RREI LLC, the 153-foot-tall structure will offer 60,810 square feet of retail, providing a significant anchor for the long-desolate yet rapidly up-and-coming southern section of Northern Liberties.

Construction Complete at The Block at SoNo in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has confirmed that construction is complete at The Block At SoNo, a 49-unit mixed-use rental development at 456 North 5th Street in Northern Liberties, Lower North Philadelphia. Designed by ISA Architects and developed by Alliance HP and Callahan Ward, the project is situated half a block south of Spring Garden Street in Southern Northern Liberties (aka SoNo, hence the building name). The four-story building will feature three commercial spaces on the ground floor, 40 apartments, nine live-work units, a shared lounge, and both shared and private roof decks.

A recent site visit by Philly YIMBY has discovered no significant signs of new construction at the 513-foot-tall, 34-story tower proposed at 3001 John F. Kennedy Boulevard in University City, West Philadelphia. Designed by Practice for Architecture and Urbanism and developed by Brandywine Realty Trust and Drexel University, the red-clad high-rise will be the latest addition to the $3.5-billion, multi-building Schuylkill Yards development currently in progress in University City, adjacent to the Drexel campus. The tower at 3001 JFK Boulevard will feature 930,000 square feet of floor space, mostly office with 6,600 square feet allocated to retail, and will aim for LEED Silver certification.

Permits have been issued for the construction of a four-story, ten-unit mixed-use building at 1114 South 14th Street in Passyunk Square, South Philadelphia. The building span 8,239 square feet and feature commercial space on the ground floor. Construction costs are listed at $1.07 million.

Excavation Underway at 200 Spring Garden Street in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has discovered that excavation is in progress at the future site of a 13-story, 355-unit mixed-use tower 200 Spring Garden Street (also known as 200-24 Spring Garden Street) in Northern Liberties, Lower North Philadelphia, where a fitness center continues to operate. Designed by Handel Architects and developed by National Real Estate Development and the KRE Group, the new building will rise 177 feet to the top of the bulkhead (or 149 feet to the main roof) and offer nearly 298,668 square feet of residential space, 18,187 square feet of retail, an expansive roof deck, parking 106 cars and 116 bicycles, and a landscaped public promenade along the property’s west side.

Permits Issued for 748 North 40th Street in Belmont, West Philadelphia

Permits have been issued for the construction of a three-story, 12-unit residential building at 717 North 35th Street in Belmont, West Philadelphia. The development will replace a vacant lot on the west side of the block between Aspen and Brown streets. Designed by Haverford Square Designs, the building will feature parking for four bicycles, a basement, and a large roof deck reserved for the penthouse unit. Permits list Eugene Naydovich of Fitler Development as the contractor and a construction cost of $500,000.

Excavation Underway at 300 North Christopher Columbus Boulevard in Northern Liberties, Lower North Philadelphia

A recent site visit by Philly YIMBY has discovered that excavation work is underway for a 315-foot-tall, 24-story tower at 300 North Christopher Columbus Boulevard in Northern Liberties. The development will span nearly an entire city block, bordered by North Christopher Columbus Boulevard to the east, Vine Street to the south, Water Street to the west, and Callowhill Street to the north. Designed by Handel Architects and developed by The Durst Organization, the 316-foot-tall tower will feature 10,094 square feet of ground-level retail as well as a new public park as part of the development. The site is located on the Delaware River waterfront a block to the north of the Benjamin Franklin Bridge, on the border between Northern Liberties to the north and Old City to the south.

Philly YIMBY’s recent site visit has observed demolition progress at the site of a seven-story, 119-unit mixed-use building proposed at 619 North Broad Street in Poplar, Lower North Philadelphia. Designed by Brightcommon, the building will hold two commercial spaces at the ground floor, spanning 3,791 square feet of space, 90,882 square feet of residential space, and 34 parking spaces.

Construction Still Pending at 310 West Girard Avenue in Northern Liberties, North Philadelphia

Philly YIMBY’s recent site visit has revealed that construction has still not started at the dormant seven-story, mixed-use proposal at 310 West Girard Avenue (with a full address of 310-30 West Girard Avenue) in Northern Liberties, North Philadelphia, as we expected since no construction permits have yet been filed. The 30,102-square-foot lot, has sat vacant for around three years as of now. Designed by T + Associates Architects, the development will feature 189 residential units, 10,330 square feet of commercial space, an underground garage with 65 spaces, and parking for 68 bicycles.

Construction Still Pending at 408 North Front Street

A recent site visit has revealed that construction has not yet begun at a multi-family building planned at 408-10 North Front Street in Northern Liberties, North Philadelphia. YIMBY’s recent site visit revealed no construction activity at the location, although it also offered a glimpse at the rapidly growing development in the immediate vicinity. Permits for the site list 1833 Realty LLC as the owner.
