Demolition Appears Imminent at Site of Three Mixed-Use Buildings Planned at 711-17 North 7th Street in Northern Liberties, North Philadelphia

In August, YIMBY reported on permits that were issued for the construction of three mixed-use buildings at 711-19 North 7th Street in Northern Liberties, North Philadelphia, which will hold a combined total of 21 apartments. Each structure is planned to stand four stories tall and feature a mix of residential and commercial space, full sprinkling, and a green roof. Building #1 will span a 1,662-square-foot ground footprint, hold 7,220 square feet of interior space, include five residential units, and cost $866,400 to build. Buildings #2 and #3 will each rise from a 2,407-square-foot ground footprint, hold 10,504 square feet of space, feature eight residential units, and cost $1.26 million to construct. Our recent visit to the site, which took place three months after the initial filing, reveals signs that demolition may begin soon. For each of the filings, permits list T & C Fairmount LLC as the owner, Brett Harman of Harman Deutsch Ohler Architecture as the design professional, and Qi Wei Chen as the contractor.

Philly YIMBY’s recent site visit has revealed no signs of construction at the large, block-sized lot slated for a 149-unit residential development at 801 North 19th Street in Francisville, North Philadelphia. Designed by NORR, the complex will consist of a five-story, 115-unit apartment building as well as 34 three-story townhouses clustered around an interior courtyard and parking lot. The 104,596-square-foot multi-family building will offer units spanning between 498 to 1,004 square feet, an amenity area situated at the fifth floor, and 52 parking spaces in a basement garage.

Construction has made significant headway at The Vine, a 24-unit condominium project underway at 1723 Francis Street in Francisville (alternately Fairmount), North Philadelphia. Designed by Gnome Architects, developed by the Stamm Development Group, and constructed by PB+DC (Point Builders and Design Concepts), the project consists of a renovation of the front portion of an existing three-story prewar structure, demolition of its expansive rear section, and ground-up construction of a four-story annex. The complex will hold 20,971 square feet of floor space and feature 18 parking spaces in a ground-level garage. A shared roof deck will offer green plantings, gathering and lounge space, and splendid views of the skylines of Center City, University City, and Temple University. Construction costs are listed at $1.26 million.

YIMBY’s recent site visit has revealed that the exterior is largely complete and finishing touches are being put at the ground level and at the sidewalk.

Permits have been issued for the construction of an eight-story, 63-unit mixed-use building at 31 East Columbia Avenue in Fishtown, Kensington. Designed by SITIO Architecture + Urbanism, the building will feature total 67,342 square feet of floor area, commercial space on the ground floor as well as nine off-street parking spaces will also be included with the project, of which one will be accessible and three reserved for car sharing. A total of 30 bicycle spaces will also be included. Construction costs are estimated at $13,000,000.
