The nighttime Philadelphia skyline is getting brighter as new additions join the existing cluster of towers. In the Washington Square West West neighborhood of Center City, the new condominium skyscraper, Arthaus, rises at 311 South Broad Street, joining the rest of the Center City towers at a height of 542 feet and 47 stories. Designed by Kohn Pedersen Fox (with Arthaus being the firm’s first residential skyscraper in the city) and developed by Dranoff Properties, the tower will feature 108 condominiums along with amenity space that includes a pool and outdoor decks.
Permits have been issued for a new multi-family development at 5303 Chester Avenue in Kingsessing, West Philadelphia. Designed by Lo Design Co., the new building will rise three stories tall. There will be nine residential units within the structure, each expected to be an apartment. In total, there will be 6,847 square feet of space within the building. Construction costs are listed at $1,027,050 to build.
A recent site visit by Philly YIMBY has revealed significant construction progress at a large mixed-use development at 2051-77 Ridge Avenue in Cecil B. Moore, North Philadelphia. The project will consist of a pair of four- and three-story buildings with commercial space on the ground floor and residential units above. Public space along Ridge Avenue and parking lot at the block interior will also be included. Permits list the Philadelphia Housing Authority as the owner and Ernest Bock & Sons, Inc. as the contractor.
Permits have been issued for a mixed-use renovation of a three-story prewar building at 5700-04 Germantown Avenue in Germantown, Northwest Philadelphia. A grocer will be located on the ground floor and basement levels of the building, with 16 apartments above. In total, the work will span 25,456 square feet. Construction costs are listed at $600,000.
In January 2021, Philly YIMBY reported that permits have been issued for a single-family residence at 1442 North Hollywood Street in Brewerytown, North Philadelphia. More than a year later, YIMBY’s recent site visit revealed that construction has not yet started at the currently vacant site. Designed by KCA Design Associates, the development will consist of a three-story rowhouse that will span 2,312 square feet and feature full sprinkling, a cellar, and a roof deck, which promises to offer open skyline views due to the building’s future prominence above neighboring structures. Permits list B&I Development LLC. as the owner and BI Direct LLC as the contractor.
