Full demolition permits have been filed at 1712 Christian Street in the Graduate Hospital neighborhood of South Philadelphia. The building that currently occupies the site is a three-story residential structure flanked by low-rise buildings. Liguori Arnold R is listed as the owner.
Completion approaches at the dual-branded W/Element Hotel, a 582-foot tower at 1441 Chestnut Street designed by Cope-Linder Architects. The 773,500 square foot property was first scheduled to be opened back in spring 2018, but the opening date was significantly pushed back. The structure had started rising in August 2016 after setbacks with the foundation, but the tower had made a steady rise, popping into the skyline by the second quarter of 2018. With the concrete structure topped in August 2018 and steel topped with the W logo at the end of October, the jagged-faced tower is now largely finished.
A permit has been filed at 2044 North Carlisle Street near Temple University in North Philadelphia. The permit calls for the demolition of the existing two-story rowhouse at the site and replacing it with a new structure. Northside Rental LLC is listed at the owner.
New construction permits have been filed for 2415 Mutter Street in Kensington, Philadelphia. The structure will consist of a single family dwelling that will include a basement, roof deck, and pilot house. The listed owner is V2 Properties Entity 6 LL, while the specified contractor is New Jersey-based Rock Haven Builders LLC.
The last available parcel at Rittenhouse Square is making way for The Laurel Rittenhouse Square at 1911 Walnut Street. The 599-foot, 48-story rental and condominium tower, designed by Solomon Cordwell Buenz and developed by Southern Land Company, is one of the most exciting projects in the city with its massive height, on the rise to make a new mark on the growing skyline. It is currently the tallest building under construction in the city, with a projected height 17 feet above that of the W/Element Hotel that nears completion a few blocks east at 1441 Chestnut Street.
