Developer and parking lot operator Parkway Corporation is currently looking for opportunities to redevelop a 14,495-square-foot parking lot at 19-27 South 8th Street in Market East, Center City. There appear to be no active proposal currently planned for the site, as no permits have been filed and the property is listed in the developer’s “opportunities” section. As with many of Parkway’s other parking lots, it appears that the operator/developer is looking for an anchor tenant and/or a development partner. Under the current zoning, the site may accommodate a high-rise proposal standing 30 stories or taller

The 9th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 377-foot-tall, 19-story CHOP Hub for Clinical Collaboration at 3501 Civic Center Boulevard in University City, West Philadelphia. Designed by Perkins+Will, the building is a part of a $3.4-billion expansion for the Children’s Hospital of Philadelphia and will connect to the existing hospital complex.

Permits Issued for 24-Story Tower at 300 North Christopher Columbus Boulevard in Northern Liberties

Permits have been issued for the construction of a massive high-rise tower located at 300 North Christopher Columbus Boulevard in Northern Liberties on the Delaware River waterfront. Designed by Handel Architects and developed by The Durst Organization, the tower will rise 316 feet and 24 stories tall, and will hold 345,301 square feet of interior space. The ground floor will feature commercial space, while the upper portion of the structure will house 360 apartments. A garage situated within the building will offer parking to building residents. The development will also include the construction of a new park next door. The project is expected to cost $131.8 million to build.

Permits Issued for 63-Unit Building at 26 South 42nd Street in University City, West Philadelphia

Permits have been issued for the construction of a seven-story, 63-unit mixed-use building at 26 South 42nd Street in University City, West Philadelphia. The structure will be situated on the west side of the block between Ludlow and Chestnut streets. Designed by Coscia Moos Architecture, the structure will span a footprint of 8,241 square feet and hold 56,664 square feet of interior space. In addition to residences, the development will include 4,828 square feet of retail space and 741 square feet of assembly space (listed as “worship, recreation, amusement, [or] other”). Permits list Sisko Inc. as the owner, Sergio Coscia as the design professional, and IMC Construction as the contractor. Construction costs are specified at $6.8 million.

The 10th place on Philadelphia YIMBY’s December 2021 Development Countdown goes to the 366-foot-tall, 32-story residential tower proposed at 204 South 12th Street in Washington Square West, Center City. Designed by Rogers Stirk Harbour + Partners (with BLT Architects as the architect of record) and developed by Midwood Investment & Development, the building will span 401,870 square feet of interior space and offer 378 rental units, as well as ground-level retail and parking for 96 cars and 130 bicycles. Permits list construction costs at $111 million.

Permits have been issued for a massive mixed-use development at 1223-45 Washington Avenue in Hawthorne, South Philadelphia. Designed by BKV Group, the high-rise building will stand 12 stories tall and span 372,721 square feet of interior space. The development will offer 375 residential units as well as commercial space on the ground floor along Washington Avenue as well as a parking garage. Construction costs are listed at $62 million.

A Look at the Lobby of the Comcast Technology Center, Philadelphia’s Tallest Building

The Comcast Technology Center at 1800 Arch Street in Center City is both the tallest building and one of the largest structures in Philadelphia, standing 1,121 feet tall and spanning over 1.5 million square feet of interior space. Completed in 2017, the supertall stands 60 stories high and features office space on its lower floors and a hotel on its upper levels, with an observation deck at the top. The project was developed by Liberty Property Trust and designed by Foster and Partners, with Thornton Tomasetti behind the structural design and LF Driscoll as the contractor. Gensler crafted the exquisite and sometimes bizarre interior of the main lobby, with an architectural style well-suited for the modern workforce and the general public alike. In this feature, Philadelphia YIMBY observes the east lobby of the Comcast Technology Center which is open to the employees and the public at limited times.

The 11th Place on Philly YIMBY’s December Countdown Goes to One Dock Street in Society Hill, Old City

The 11th place on Philly YIMBY’s December 2021 Development Countdown goes to the 364-foot-tall, 31-story One Dock Street in the Society Hill section of Old City, Center City. Designed by BLT Architects and developed by LCOR Incorporated, the skyscraper will rise next to architect I.M. Pei’s similarly-scaled Society Hill Towers, offering the most significant contribution to the local skyline in half a century. The structure will span over 300,000 square feet of interior space and feature 272 rental units. Permits list Hunter Roberts Holdings LLC as the contractor and a construction cost of $66.55 million.

These will be added to a lot already containing 21 spaces. The project will also include 26 bicycle spaces.

Designed by Designblendz (with the firm’s Scott Woodruff listed as the architect), the building will feature 72 residential units as well as artist studios (likely ten in total, given that the building’s total “unit count” is listed at 82) and parking. The structure, also known under the shortened address of 2149 East Rush Street, will span a 19,878-square-foot footprint and offer 81,317 square feet of fully-sprinkled interior space. Permits list PBSDS Holdings LLC as the owner and Liberty Star Management Inc. as the contractor. Construction costs are specified at $10 million.
