Construction Begins on Drexel College of Nursing and Health Professions in University City, West Philadelphia

Development continues to expand at an unabated pace across University City. At 3601 Filbert Street, Drexel has started construction of Drexel College of Nursing and Health Professions, combining offices with university classrooms. The new building will stand 185 feet tall with 12 floors and yield 174,000 square feet. Ballinger is the architect and the engineer of record for the building.

Permits have been filed for the construction of two attached single-family structures at 628 Master Street and 630 Master Street in Ludlow, North Philadelphia. Each of the structures will span a footprint of 431 square feet and each would feature a roof deck. The Poplar neighborhood in North Philadelphia is not known for its skyline, yet two buildings proposed at 900 North 8th Street will elevate its profile. The east building will stand 154 feet and 12 stories tall wile the west tower will rise 134 feet and 11 floors. with APOM Holdings as the developer. The complex, developed by APOM Holdings and designed by Coscia Moos Architecture will stand at the corner of North 8th Street and Poplar Street and will house a total of 338 residential units.

Jefferson University Caroline Kimmel Biomedical Research Building to Rise in Washington Square West, Center City

Jefferson Health has long served as a major catalyst for development in the Washington Square West and Washington Square West neighborhood in Center City. The medical services provider is now planning to expand at 1020 Walnut Street with a new 170-foot-tall, 12-story structure designed by Payette. The 220,000-square-foot facility will be called the Jefferson University Caroline Kimmel Biomedical Research Building, named after Sidney and Caroline Kimmel in recognition of their $70 million donation.

The structure will replace a vacant lot with a white fence, situated between a pair of two-story rowhouses. The property, which sits close to the corner of North Markoe Street and Westminster Avenue, is owned by IRA Development and MKOS Development.

Permits have been issued for the renovation and one floor addition at 1914-20 South 7th Street between Hoffman and Dudley streets in the Wharton neighborhood in South Philadelphia. Plans call to renovate the interior of the structure with a commercial space on the first floor and 10 residential units above. With the addition of 4th floor, the building will position itself to be the tallest in the block. When completed, the building will have 11,658 square feet of space. Construction costs for the project are estimated at $1 million.

New Renderings Reveal Design Updates at 33 North 22nd Street, Center City West

Last month, YIMBY presented a thorough overview of 33 North 22nd Street, a 328-foot-tall residential high-rise proposed in Center City West by PMC Property Group. The 29-story, 341-unit tower will replace the 32,616-square-foot Trader Joe’s parking lot south of John F. Kennedy Boulevard, whch sits just to the northwest of the curved Murano condominium. The design by Solomon Cordwell Buenz a unique avant-garde style to the area unlike any other in the city. A recent design update revealed in the recent Civic Design Review filing shows certain updates, such as a lower parapet and extended porcelain panels at the base.
