A recent site visit by Philadelphia YIMBY has noted that construction work is nearing completion at Jessup House at 12+Sansom, a 240-foot-tall, 20-story residential high-rise under construction at 123 South 12th Street (alternately 123-27 South 12th Street) in Midtown Village, Center City. The 370,860-square-foot development will provide 399 rental apartments, as well as 10,844 square feet of retail. The project team consists of Studios Architecture as the design architect, BLT Architects as the architect of record, Greystar Real Estate Partners as the developer, and Clemens Construction Company as the contractor. The construction cost is specified at $132.25 million.

As expected, a recent site visit by Philadelphia YIMBY has shown no signs office construction at the site of an apparently stalled proposal for an office tower at 1301 Market Street in Market East, Center City, half a block to the east of City Hall. Originally designed by Skidmore, Owings & Merrill, the building will yield over 700,000 square feet, with floor plates at the lower levels measuring over 25,000 square feet and those at the upper floors at over 17,000 square feet.

Philly YIMBY’s recent site visit has revealed that construction of foundations is underway at a nine-unit townhouse complex at 316-20 South 11th Street in Washington Square WestCenter City. Although construction permits have been filed in November, our recent site visit has revealed that construction work has not yet begun on the development. According to permits, all nine buildings will be fairly similar, if not altogether identical. Each will span a 1,241-square-foot footprint and offer 4,589 square feet of space, which would make for a regal interior in any part of the city, let alone such a centrally located one. A recent site visit by Philly YIMBY has revealed that a construction site has been cleared for The Mark, a 34-story, 363-unit high-rise building at 3615 Chestnut Street in University City, West Philadelphia. The 414-foot-tall tower will rise from a through-block lot extending from Chestnut Street to the south and Ludlow Street to the north. Designed by the BKV Group and developed by Landmark Properties, the building will span 415,849 square feet and will feature extensive amenity space and parking for 70 cars and 96 bicycles. The latest permit, which covers the construction of the core and shell for the tower, lists Landmark Urban Construction PA as the contractor and specifies a construction cost of $45.1 million, of which $100,000 is allocated toward plumbing work.
