Philly YIMBY’s recent site visit has revealed that construction has still not started at the dormant seven-story, mixed-use proposal at 310 West Girard Avenue (with a full address of 310-30 West Girard Avenue) in Northern Liberties, North Philadelphia, as we expected since no construction permits have yet been filed. The 30,102-square-foot lot, has sat vacant for around three years as of now. Designed by T + Associates Architects, the development will feature 189 residential units, 10,330 square feet of commercial space, an underground garage with 65 spaces, and parking for 68 bicycles.

Permits have been issued for the construction of a three-unit mixed-use building located at 631 North Preston Street in West PoweltonWest Philadelphia. Upon completion, the building will stand three stories tall, with a commercial space on the ground floor and basement levels and a roof deck. 24Seven Design Group is the firm behind the project, which is expected to cost $320,000 to build according to the permit.

Construction Complete at The Vine in Francisville, North Philadelphia

A recent site visit by Philly YIMBY has confirmed that construction has been completed at The Vine, a 24-unit condominium at 1723 Francis Street in Francisville (alternately Fairmount), North Philadelphia. Designed by Gnome Architects, developed by the Stamm Development Group, and constructed by PB+DC (Point Builders and Design Concepts), the project consists of a renovation of the front portion of an existing three-story prewar structure, demolition of its expansive rear section, and ground-up construction of a four-story annex. The complex spans 20,971 square feet and features 18 parking spaces in a ground-level garage. A shared roof deck offers green plantings, gathering and lounge space, and splendid views of the skylines of Center City, University City, and Temple University. Construction costs are listed at $1.26 million.

Construction Still Pending at Mural West in Poplar, Lower North Philadelphia

As we anticipated (since construction permits still had not been filed), Philly YHIMBY’s recent site visit has found no signs of development at Mural West, a 363-foot-tall mixed-use tower proposed at 523 North Broad Street in Poplar, Lower North Philadelphia. Designed by Atkin Olshin Schade Architects and developed by Precision Realty Group, the project will provide office, retail, and commercial/medical space, as well as more than 200 residential units. The project will also include public plaza next to the eponymous mural, which is painted on the adjacent Mural Lofts residential building, as well as amenities such as a roof deck with potential restaurant space. If built, the tower will dramatically boost the skyline of Lower North Philadelphia and will stand as one of the tallest buildings north of Center City.
