No Progress Yet at Site of Two-Unit Rowhouse Proposed at 2951 Frankford Avenue in Port Richmond, Kensington

Last September, YIMBY reported that permits have been issued for the construction of a three-story mixed-use rowhouse at 2951 Frankford Avenue in Port Richmond, Kensington. Our recent site visit revealed that, five months later, no construction work of any kind has yet taken place at the site. The structure will span 3,374 square feet, which will be roughly evenly split between a business component (1,701 square feet) and two residences (1,673 square feet in total, with an average of 837 square feet per unit). The structure will feature full sprinkling and a roof deck. Permits list Matag Ventures LLC as the owner and Adam R. Sinclair as the contractor. Plans submitted with the planning department list Raymond F. Rola as the architect, though permits specify Kevin Korejko as the design professional. The construction cost is specified at $450,000.

Cladding Nearly Complete at Arthaus in Washington Square West, Center City

The exterior is nearly complete at Arthaus at 311 South Broad Street, one of the tallest condominium buildings in Philadelphia. The new skyscraper, located in the Washington Square West neighborhood of Center City, rises to a height of 542 feet and 47 stories. Designed by Kohn Pedersen Fox and developed by Dranoff Properties, the tower will feature 108 condo units and already makes a dramatic impact on the Philadelphia skyline, as it it situated in a prominent location close to various landmarks along Broad Street.

Renderings Revealed for 150 West Berks Street in Olde Kensington

Renderings have been revealed for a large mixed-use building at 150 West Berks Street in Olde Kensington. Designed by Cecil Baker + Partners and developed by Urban Conversions, the structure will stand seven stories tall, with multiple commercial spaces on the ground floor along Berks Street. In total, the building will yield 147,938 square feet of space. The structure will feature 152 residential units, most of which will be located on the upper floors, with two units situated on the ground floor. A partially covered area on the ground level will feature 42 parking spaces.

1359 Frankford Avenue Goes Before Civic Design Review in Fishtown

A mixed-use development proposed at 1359 Frankford Avenue in Fishtown is going before the Civic Design Review. Designed by NORR, the building will rise four stories tall, with three commercial spaces on the ground floor/basement level along the Frankford Avenue side of the building. The upper floors will hold 61 apartments. There will not be any parking included with he development, though the project will include space for 21 bicycles.

A new mixed-use development called The Frankford, which is proposed at 1120 Frankford Avenue in Fishtown, Kensington, is going before the Civic Design Review. Designed by BLT Architects and developed by US Construction, the new building will rise five stories tall. On the ground floor, there will be 7,166 square feet of commercial space. The building will yield 150 residential units, spanning 83,372 square feet of space. There will not be any car parking included with the project, but the building will offer space for 50 bicycles.
