YIMBY Visits the Site of Stalled 18-Story Condo Tower Proposed at 222-30 Walnut Street in Society Hill, Center City

Among the potential developments that YIMBY covered some time ago, and ceased to address recently due to a lack of progress, the 222-30 Walnut Street planned in Society Hill, Center City, is one of the most significant as well as controversial. The adaptive reuse project would raise a new 242-foot-tall, 18-story condominium high-rise within a group of low-rise buildings constructed between 1856 and 1950. Designed by Cecil Baker + Partners Architects, the building will offer a combined total of 101,115 square feet of interior space, most of which will be dedicated to 18 residential condominiums. We have last reported on the site in December 2021, when we noted a marked lack of progress; nevertheless, we recently paid another visit to the location, and, as expected, noted that the site persists as it had for the past few years, or, more accurately, the past century and a half.

Site Prep Underway at 4400-14 Market Street in Spruce Hill, West Philadelphia

Philly YIMBY’s recent site visit noted that site prep work is underway at the future site of a mixed-use building at 4400-14 Market Street in Spruce HillWest Philadelphia. The new building will rise 11 stories. The project will contain commercial space on the ground floor along Market Street, with 100 apartments above. In total, the structure will hold 103,175 square feet of space. Construction costs are specified at $17 million.

Permits Issued for 7101 Woodland Avenue in Elmwood Park, Southwest Philadelphia

Permits have been issued for the construction of a four-story, 22-unit mixed-use building at 7101 Woodland Avenue in Elmwood Park, Southwest Philadelphia. The development is proposed on the western corner of the intersection of Woodland Avenue and South 71st Street. Designed by Mass Architecture Studio, the building will span 34,285 square feet, of which around 14,200 square feet will be used for business and medical office space. Project features will include a green roof, as well as parking for nine cars and ten bicycles. Permits list Andrew Ferguson as the contractor and indicate a construction cost of $3.5 million.

Construction Nears Completion at 620 Moore Street in Wharton, South Philadelphia

Philly YIMBY’s recent site visit to the block-long, 58-unit complex at 620 Moore Street in Wharton, South Philadelphia, has observed that the development is in its final stages of construction and will likely be completed later this year. Designed by CANNOdesign, the primarily residential project will consist of three adjoining buildings, each rising four stories. The site spans from Moore Street to the north to South 6th Street to the east and South 7th Street to the west, with a 52-unit apartment building, articulated as separate independent structures, taking up the majority of the lot. At the street corners, two mixed-use buildings will each hold a commercial space at the ground floor and three residences on the floors above.
