Pearl Properties to Renovate 1709 Benjamin Franklin Parkway in Logan Square, Center City

Most new developments proposed along Benjamin Franklin Parkway in the Logan Square area of Center City consist of ground-up construction, yet at least one will involve a major renovation instead. The eight-story office building at 1709 Benjamin Franklin Parkway, also known as the United Way Building, was designed by Mitchell/Giurgola Associates and was completed in 1971 with a height of 89 feet and over 60,000 square feet of floor space. In April 2018, Pearl Properties purchased the entire building for $10.9 million. The exterior will remain largely intact, yet the interior will be thoroughly renovated up to a competitive 21st century standard. The future tenant will also have the option to install their logo on the the building parapet.

The new building will include a cellar, a commercial space on the ground floor, two residences on the floors above, a rear deck at the second story, and a roof deck at the top. The overall structure, including the roof access pilot house, is not to exceed 48 feet in height. The property is under the ownership of Kazantzis Athena.

Wissahickon Transportation Center, located at 5001 Ridge Avenue in Wissahickon, Northwest Philadelphia, is a bustling transfer station served by numerous bus routes. A complete facelift is planned for the station, which sees around 7,000 riders each weekday. Renderings have recently been released for the future station.

Permits have been filed for the construction of a single-family structure at 2059-61 East York Street in Kensington. The building will span a 1,604 square foot footprint and will feature a roof deck. A vacant grass lot spans the address at number 61 and a three-story prewar rowhouse occupies the site at number 59. It is unclear whether the structure will be demolished or incorporated into the new building, since no demolition permits have been filed as of yet. Hulk Industries Inc is the listed owner.

Demolition permits have been filed for a pair of adjacent three-story rowhouses at 705 and 707 South 19th Street in the Graduate Hospital neighborhood of South Philadelphia. The permits also call for merging the two lots into one, with an apparent primary address at 705 South 19th Street. ZI 705 S 19th Street is the listed owner for house number 705, while Cox Edward S and Cox Stephen R are listed as the owners for house number 707.

The Hamilton Nears Topping Out at 1500 Hamilton Street in Franklintown, North Philadelphia

The second phase of the 16-story Hamilton at 1500 Hamilton Street nears topping out, as its steel superstructure has risen above its 147-foot, ten-story neighbor that opened last year. The two buildings were designed by Bower Lewis Thrower Architects and developed by Radnor Property Group and the Community College of Philadelphia The complex sits across from the CBS 3 Eyewitness News Building, a block west of North Broad Street, in a development hotspot where several major projects are currently under planning.

The building will include a cellar and three residential condominiums. Each unit will have access to a rooftop deck that will offer sweeping views of the Philadelphia skyline, since the building will rise above the adjacent three-story rowhouses. RDM Construction LLC is listed as the contractor for the project. Construction costs are estimated at $241,000.

Permits Filed for 5312-18 Ridge Avenue in Manayunk, Northwest Philadelphia

Permits have been filed for the construction of a four-story, mixed use structure at 5312-18 Ridge Avenue in the Manayunk neighborhood in Northwest Philadelphia. The building will span a 15,753-square-foot footprint, hold 33,544 square feet of floor area, and contain 36 residential units. The ground floor will feature two commercial spaces, one of which will be occupied by a fresh food market. The address currently houses a one floor industrial building, which will need to be demolished in order for construction to move forward on the project. Klein & Company Plumbing INC will be the contractor for the project. Construction costs are estimated at $5 million.

1208 Chestnut Street to Rise Nine Stories in Market East, Center City

While the Market East district of Center City is seeing a surge in high-rise proposals, development is also taking place on smaller properties around the neighborhood. At 1208 Chestnut Street, a nine-story building will replace the Rainbow Apparel building that has sat empty for years. Michael Alhadad is the developer behind the 49 unit-structure, which will reach a height of 122 feet. The building will be very thin but the thinnest faces of the building will stretch out from Chestnut Street to Sansom Street.
