Permits have been issued for the construction of a three-story mixed-use building at 2454 North 2nd Street in West Kensington. The ground floor will hold artist studios and artisan industrial space. The upper two floors will hold five residential units. In total, the building contain 8,172 square feet of interior space. Anthony Tsirantonakis is listed as the design professional, with Salini Brothers Ornamental Iron Work listed as the contractor. Permits specify a construction cost of cost $1.1 million.

Topping Out Ceremony Held At The Laurel Rittenhouse In Rittenhouse Square, Center City

On September 28th, a topping out ceremony was held on the 47th floor of The Laurel Rittenhouse at 1911 Walnut Street in Rittenhouse Square, Center City. Designed by Solomon Cornwell Buenz and developed by the Southern Land Company, with the Harman Group as the structural engineer, the tower now stands at its final height of 599 feet and 48 stories. The building stands prominently in the Philadelphia skyline over the course of this year and is now clearly visible from the southern direction. The building will include 185 rental units and 64 luxury condominiums, as well as amenity space, retail, and an Equinox gym for residents.

Permits have been issued for the construction of the 14-story Blue Ivy Hotel at 122 South 11th Street in Center City. Designed by DAS Architects and developed by the Estia Group, the hotel will offer 86 hotel rooms on the third through fourteenth floors. Restaurant space will be situated on the first and second floors. The tower will total 51,181 square feet of space. Permits list construction costs at $21.1 million.

Groundbreaking Held for 142-Unit Rental Development at 4300 Ridge Avenue in East Falls, Northwest Philadelphia

The development boom on the East Falls waterfront continues unabated with the start of the construction on a major residential development near the left bank of the Schuylkill River. Method Co. and Cimbra Partners have recently announced the groundbreaking of a five-story, 142-unit rental development at 4300 Ridge Avenue. Designed by Morris Adjmi Architects, the 135,000-square-foot complex will feature a wide array of resident amenities, while 10,450 square feet of retail and a public art installation, undertaken in conjunction with the city’s Percent for Art Program, will enliven the pedestrian experience.

Permits have been issued for the construction of two retail and amenity buildings as part of the mixed-use complex in progress at 918 North Delaware Avenue in Northern Liberties, North Philadelphia. Designed by L2Partridge and developed by Core Realty, the complex, alternately known as 918-80 North Delaware Avenue, will hold a total of 418,480 square feet of space and 426 residential units project will include within five seven-story buildings. The newly filed permits cover two minor adjunct buildings that will hold retail and amenity space.

The building is part of a block-long ensemble that is seeing an increasing number of recent and upcoming demolitions. Skyline Massings Show Future Growth in Market East and Washington Square West, Center City

In Philadelphia, new development continues to constantly change the cityscape. Buildings with dominant height and/or great mass are being built on a regular basis, drawing the public’s attention. The neighborhoods that are seeing the most change are Center City (particularly Center City West) and University City, and now Market East has recently joined that list with its rising number of new high-rises proposed and under construction. Both office towers and residential buildings are in the works in the area, which are all expected to be built within the next several years. Today YIMBY presents massing renderings that show the developments’ impact on the future skyline.

The Liberty Place development in Center City holds a pivotal place in the Philadelphia skyline, having made a gigantic impact on the and the city’s image and its profile as a business hub. A pointed spire tops the tallest tower, the 945-foot-tall One Liberty Place at 1650 Market Street, outfitted with broadcasting equipment. The complex was designed by Helmut Jahn of Murphy/Jahn and developed by Rouse and Associates. The structure will replace a vacant lot on the east side of the block between West Cumberland and West Huntingdon streets. The building’s footprint will span 1,358 square feet. The interior will offer 3,605 square feet of living space, translating into apartments averaging 1,202 square feet each. The development will feature full sprinkling and a roof deck, which will offer sweeping skyline views. Renderings have been revealed for a 196-unit multi-family development at 933 North Penn Street in Northern Liberties, North Philadelphia. Designed by HDO Architecture, the building will rise seven stories tall and will include space for 57 cars and 66 bicycles. The building will feature a modern exterior that will feature brick at the ground floor, with white cladding at the upper floors, paired with black panels by the windows.
